Lagos Real Estate Briefing, April 1 2026

Lagos property is still running hot, but the heat is shifting. Luxury values in Ikoyi have more than tripled in just over a year, fuelled by naira weakness and a deep housing shortage. At the same time, a wave of new high-rise supply is heading toward the market, and the infrastructure story (coastal highway, Lekki port roads, Fourth Mainland Bridge) is pulling serious money into corridors that were afterthoughts five years ago.

1. New Project Launches

-Nautica Rise, Lekki Peninsula:Cruxstone Development officially unveiled this resort-style waterfront project in January 2026. It spans 77,000 sqm along the coast, just beyond the new Lagos-Calabar Coastal Road. The plan calls for roughly 10 residential towers between 20 and 50 floors, delivered in phases through 2033. Beachfront works are nearly done and trial piling for the first towers is underway, with Phase One completion targeted for 2028. Units range from one to five bedrooms, plus penthouses.

-Eko Miami concept, Okunde Bluewater corridor:Serial entrepreneur Keji Giwa (founder of Digital Landlords) publicly pitched "Eko Miami," a beachfront lifestyle district on the Okunde Bluewater axis near Eko Atlantic. The flagship building, The Carnelian, features floor-to-ceiling glass and Atlantic views. The project is still at concept stage, but it signals continued developer appetite for Lagos' coastal frontage.

-Eko Atlantic residential towers progressing:Seven major high-rises are advancing across Eko Atlantic City. Phoenix Tower (27 floors) is in finishing stages for Q4 2026 delivery. A&A Tower (20 floors, by Arkland Properties) targets Q2 2026. Le Reve aims for Q3 2026. Construction on Caspian Heights (21 floors) started in January 2026. Eko Pearl's White, Indigo, and Aqua towers are topping out this year. Champagne Pearl (33 floors, 134m tall) is already complete, making it the second tallest building in Nigeria.

-Lagos State housing push:The state government is fast-tracking Sangotedo Phase II, Egan-Igando Clusters II and III, and Ibeshe Phase II for completion in 2026. The Sanwo-Olu administration has delivered over 12,000 units in six years but faces a deficit estimated at three million units. The government is also using the LASRERA Law to bring abandoned buildings back into the housing stock.

2. Foreign Buyer Policies

-No major regulatory changes this quarter.Nigeria still has no foreign ownership quota for residential property. Foreigners acquire "rights of occupancy" under the Land Use Act rather than outright freehold, and every transaction involving a non-Nigerian requires the State Governor's consent. Under the Lagos State LASRERA Law, the maximum lease term for a foreigner is 25 years (including renewal options).

-New tax law in effect:Nigeria's consolidated Tax Act 2025 took effect on January 1, 2026. The full impact on property transactions is still being worked out, so foreign buyers should verify current stamp duty, capital gains, and withholding tax obligations with a local professional before closing.

-Corporate vehicle workaround still available:A company registered in Nigeria can acquire land like a Nigerian citizen, regardless of foreign ownership of that company. This remains the most common structure for foreign investors looking to hold Lagos property long-term.

-Mortgage reality check:The Central Bank of Nigeria's policy rate sits at 27%, pushing realistic mortgage rates for foreigners into the 20-30% per year range for naira-denominated loans. Most foreign buyers continue to purchase with cash or offshore financing.

3. Market Trends and Pricing

-Luxury values have tripled in 14 months.A tracked portfolio of 10 prime Lagos properties surged from ₦9.3 billion (December 2024) to ₦25.6 billion (February 2026), driven by sustained demand and naira devaluation. Ikoyi properties specifically recorded appreciation of 132% to 176% in that window.
