Hong Kong Property Registrations Rise 11.6 Percent in September but Stay 6.3 Percent Below Last Year
Hong Kong's Land Registry recorded 6,438 agreements for sale and purchase of building units in September 2026, 670 more than August's 5,768 and a rise of 11.6 percent on the month, but 6.3 percent fewer than in September 2025. Total consideration came to HK$53.5 billion, up 20.1 percent on August and 0.01 percent on the year.
What it means for a foreign buyer
The month-on-month numbers tell you the bid is returning, and the mix tells you where. Residential agreements reached 4,761 in September, up 18.5 percent on August, while residential consideration rose 29.3 percent to HK$46.8 billion. Consideration climbed faster than unit count, which means the average ticket got larger: the buyers who came back in September were transacting at higher price points, not bargain-hunting at the bottom. If you are negotiating on a mid-market or prime flat now, assume the vendor has seen the same file and has stopped treating your offer as the only one on the table.
The year-on-year figures cut the other way and you should not read past them. Residential agreements were 15.6 percent below September 2025, while the 12-month moving average for all building units sat at 7,682, up 20.6 percent on the same point last year. The recovery is real across a year but uneven month to month, so one strong month is not a trend you can price off. The practical consequence is timing: because an agreement need not be lodged with the registry until up to 30 days after the transaction, September's file is mostly deals struck in August and early September. You are negotiating roughly a month ahead of the published data, so treat this series as confirmation of a direction you have already tested with agents, not as a live read on this week's asking prices.
