Dozek Group in Lekki: Five Completed Projects, Two Selling Off-Plan, One Stated Title
Dozek Group lists seven developments in Lagos. Five are described on its own website as completed. Two are being sold now, and for neither of those two does the company publish a title document. That gap, between what has been finished and what is being sold off-plan with no stated title, is the thing a buyer should look at first.
The company trades as Dozek Group. Its own structured site data gives the legal name as Dozek Group Real Estate Limited, with a founding date of 2013 and an office at 5 Ilasan New Road, Ikate, Lekki. The same data names Dr. Don Nzekwesi as founder and chief executive, and the About page says he "started real estate in Lekki – Lagos Nigeria in 2013."
What the project list actually says
The properties page carries a machine-readable list of seven items, split on the page into "Current projects" and "Previous projects."
The two current ones:
- Hamlet Apartments, Ilasan, Lekki. Advertised "From ₦200M" for two, three and four-bedroom apartments, terrace duplexes and maisonettes. The company says "Construction is underway with rigorous quality control and regular inspections by the Dozek Group technical team."
- Pelican Cove 2, RT Lawal Street, Ikate Elegushi. Advertised "From ₦170M" for one and two-bedroom apartments.
The five described as completed:
- Pelican Cove, 6 Thompson Avenue, Ikoyi
- Janelle's White Cove, Lekki-Ikate
- Juliana Apartment, Chisco Bus Stop, Ikate-Lekki, now let as short lets
- Jed's Court Estate, opposite Lagos Business School, Ajah, four-bedroom master duplexes with BQs
- Divine Homes, Thomas Estate, Ajah, four-bedroom detached and semi-detached houses
The company publishes no completion date, handover date or launch date for any of the seven. "Current" and "previous" are the only time markers on the site.
One title document, on one project
Across every page of the Dozek Group site, exactly one title instrument is named: "Title: Governor's Consent," listed among the features of Divine Homes. No Certificate of Occupancy, Excision, Gazette, Deed of Assignment or survey plan is stated for any other development, including the two now selling at ₦170m and above.
That is worth being precise about. It does not mean the other six lack title. It means the company does not say, on its own website, what title they carry. For a completed project that a buyer can inspect and whose documents a solicitor can call for, the omission matters less. For an off-plan apartment where the buyer pays in instalments against a building that does not exist yet, the title position of the land is close to the whole question. Governor's Consent, a Certificate of Occupancy and a Right of Occupancy do different things under Nigerian law, and the difference between them decides what a buyer actually ends up holding.
The Hamlet Apartments timeline
Hamlet Apartments is the development with the most outside paperwork, and the outside paperwork does not line up neatly with the company's own.
A listing on the marketplace African Land, reference AL-499, names "Dozek Group Real Estate Limited" as developer and lister. It records the project as: "Location: Ilasan, Lagos, Nigeria. Status: Piling. Estimated Completion: December 2027. Date Added: November 2022. Total Units: 40."
It also prices the units individually: two-bedroom apartments at ₦160,000,000, three-bedroom at ₦200,000,000, four-bedroom at ₦320,000,000.
Two things follow. First, the entry price on that listing, ₦160m, sits below the "From ₦200M" the company advertises on its own site for the same project. Second, if the November 2022 date on the listing refers to the listing itself, a development still recorded at piling stage with a December 2027 estimated completion has been at its earliest construction phase for a long time. African Land is a third-party marketplace and its "Date Added" field may refer to when the developer record was created rather than the listing, so the four-year reading is not settled. It is a question to put to the company, with the pricing gap.
Who is named, and who is not
Dozek Group publishes an unusually full staff list for a Lagos developer, which is to its credit. Named on its About page: Dr. Don Nzekwesi as CEO; Mrs. Oluchi Sophia Nzekwesi as Group Managing Director; Chinenye Okoye, HR and admin manager; Emeka Obinna, company secretary; Peace Ohuka, shortlet manager; Loveth Oban, accountant; Chelsea Ikennadozie, social media manager; and three facility managers assigned to named buildings, Chukwuebuka Odieli at Juliana Apartments, Genius Okpara at Jed's Court and Gideon Akinduro at Janelle's White Cove.
