The mood right now is cautiously optimistic.Da Nang's market has come out of a two-year slowdown with real momentum: transactions roughly doubled in 2025, a wave of major projects has broken ground, and serious infrastructure money is starting to flow. Foreign buyers are still operating within the same legal framework, but the market is heating up in ways that are starting to move prices in specific corridors.
1. New Project Launches
-Masteri Rivera Da NangIs the biggest name to watch this quarter. Masterise Homes (the luxury residential brand behind Masteri) has launched its debut Da Nang project in Hai Chau district, sitting at the confluence of the Han, Cam Le, and Cau Do rivers. Two 40-story towers, 1,196 apartments across one-to-three bedroom and dual-key configurations, with handover expected in Q3 2026. -Thuan Phuoc New Urban AreaBroke ground in early 2025 but is actively under construction heading into 2026. 2. Foreign Buyer Policies
The rules themselves haven't dramatically changed in 2026, but the 2024 Land Law and 2023 Housing Law updates are still working their way through the system and clarifying things that were previously murky. Here's where things stand as of early 2026:
-Ownership cap:Foreigners can buy apartments in approved commercial projects, but can't exceed 30% of units in any single building. For landed houses, the cap is 250 per administrative unit. Popular projects like Vinhomes Central Park in Ho Chi Minh City frequently hit these caps.
-50-year leasehold:Foreign ownership is time-limited to 50 years, with one renewal extension possible (subject to government approval, not automatic). Exception: foreigners married to Vietnamese nationals receive permanent freehold ownership.
-Pink Book (So Hong):This is Vietnam's official ownership certificate. The catch is that processing typically takes 2-5 years after purchase, so there's often a long window where you own the property but don't yet hold the title document. Buyers should know what they're getting into.
-Overseas Vietnamese (Viet Kieu) with valid Vietnamese passportsNow have equal rights to domestic citizens under the 2024 Land Law, including the ability to own land directly outside approved commercial projects and no foreign quota restriction.
-Tax structure:10% VAT plus a 0.5% registration fee on purchase; a flat 2% capital gains tax on the gross sale price (even if you sell at a loss); and a 10% total tax on rental income (5% VAT + 5% personal income).
-Payment rules:All purchase funds must enter Vietnam through legal banking channels with proper documentation.

3. Market Trends and Pricing
