Da Nang's property market is on a roll right now - real estate revenue surged nearly 37% in just the first two months of 2026 compared to last year, apartments are moving at ten times the pace they were this time in 2025, and major developers are actively breaking ground on some of the biggest projects the city has ever seen. The mood among both local analysts and out-of-town investors is cautiously bullish: the fundamentals are genuinely strong, and the city's growth story has shifted from speculative to structural.

1. New Project Launches

-Vinhomes Hai Van Bayis the headline act right now. Vinhomes (a Vingroup arm) is building a 512-hectare mixed-use resort megacity at the foot of Hai Van Pass - the dramatic coastal pass between Da Nang and Hue. By March 2026, infrastructure construction is underway across 60%+ of the site, a model sales office has opened, and the first phase (the Bach Van sub-district) is actively being built. Sales are scheduled to start this month. The project spans about 5,800 units - townhouses, shophouses, semi-detached and detached villas - and Vingroup has committed roughly ~$2 billion USD total. -Thuan Phuoc Bay Urban Areais a $460 million, 97.6-hectare project at the north end of the Son Tra peninsula - developed by Thuan Phuoc Bay Investment Urban JSC and funded by SHB Bank. It's billed as central Vietnam's first "smart, low-carbon" luxury urban complex, mixing premium residences, 5 - 6 star hotels, a theme park, shopping streets, and a 16.5-ha riverside park. 2. Foreign Buyer Policies

- The core legal framework for foreign buyers is now settled and in force. Vietnam'sHousing Law 2023andLand Law 2024(fully effective from January 1, 2025) govern what foreigners can and can't own. The headlines: foreigners can buy apartments and some villas in approved commercial projects; ownership is a 50-year leasehold (renewable once for another 50 years); and ownership is capped at30% of units per buildingfor condos, or250 individual houses per 10,000-person administrative unitfor landed properties. - One notable improvement from the 2024 Land Law:overseas Vietnamese(Viet Kieu) holding valid Vietnamese passports now haveequal rights to domestic citizens- they can hold land use rights directly, buy property outside approved commercial projects, and are not subject to the 30% foreign quota. 3. Market Trends & Pricing

-Apartment sales are booming: over 1,600 apartments sold in Jan - Feb 2026 - that's 10.4 times more than the same period last year. -Da Nang Free Trade Zone (FTZ)- Vietnam's first - is now officially established and in active implementation. The zone spans over 2,317 hectares across 10 non-contiguous locations, all linked to Lien Chieu Seaport and Da Nang International Airport. A $1.5 billion Phase 1 investment is targeted through end of 2029 (including ~$865M in site clearance, ~$630M in infrastructure). A strategic investor for FTZ infrastructure is to be selected by end of 2026. The FTZ is projected to contribute 8 - 9% of Da Nang's GRDP by 2030 and 25% by 2050 - numbers that suggest transformative long-term impact on property demand in the city. Source:VIR
