Da Nang Real Estate Briefing - April 3, 2026

Da Nang is having a strong start to 2026. Real estate revenue jumped 36.4% year-on-year in January and February, stalled projects are coming back to life, and two of Vietnam's biggest developers have made headline moves in the city in the past few weeks. The market is also maturing: analysts who used to describe Da Nang as cyclically volatile are starting to use words like "stable" and "sustainable" instead.

1. New Project Launches

-Vinhomes Hai Van Bay(also marketed as Lang Van) officially entered its infrastructure construction phase in January 2026. The 512-hectare megaproject at the foot of Hai Van Pass is Vingroup's most ambitious Da Nang development to date, carrying an investment of VND 44 trillion (roughly $1.7 billion). The first sales phase launched in mid-March 2026 with the Bach Van sub-district, starting from 5.2 billion VND per unit. -Masteri Rivera Da NangMarks Masterise Homes' first project in Da Nang. It consists of two 40-floor towers with 1,196 luxury apartments (1-3 bedrooms plus Dual Key configurations) and 84 commercial service units, with handover targeted for Q3 2026. -Thuan Phuoc New Urban AreaBy Futa Land / Thuan Phuoc Bay Urban Investment has resumed construction after years of regulatory delays. The project spans 97.6 hectares on the Han River, carries a VND 11.5 trillion ($460 million) investment, and will deliver a mix of residential housing, villas, shophouses, luxury apartments, 5- and 6-star hotels, schools, hospitals and entertainment facilities. -The Legend City DanangBy Vipico Co., Ltd., a 29-story twin-tower mixed-use complex in Son Tra district with total investment of VND 3 trillion ($117.3 million), is now under construction. The project had been mired in a land dispute between Vipico and the municipal government for years; both lower and appeals courts ruled in Vipico's favor, clearing the way forward. 2. Foreign Buyer Policies

-Electronic property ID codes are now live.From March 1, 2026, every residential property in Vietnam is assigned a unique alphanumeric identification code (up to 40 characters) under Decree No. 357/2025/ND-CP. The codes are integrated into a national real estate database designed to be transparent and open, and are assigned at the point of sale clearance. -Ownership rules remain the same for now.The current framework under the Housing Law 2023 and Land Law 2024: foreign individuals can buy apartments and houses in approved commercial projects on 50-year leaseholds (one extension possible, but not automatic). Foreign ownership is capped at 30% of units per condominium building and 250 houses per ward-level area. Foreigners married to Vietnamese citizens receive permanent (freehold) ownership rights. 3. Market Trends & Pricing

-Revenue up 36.4% in the first two months of 2026.Da Nang's real estate business services revenue hit VND 3,132 billion in January-February, compared to the same period last year. The growth is even more notable given that February typically sees a Tet-related slowdown. The apartment and condominium segment is leading supply. -Land prices heating up in key districts.Demand and prices surged across Hoa Vang, Son Tra, Ngu Hanh Son, and Lien Chieu in 2025. Coastal areas near Da Nang in the former Quang Nam territory (Hoi An, Dien Ban) also saw price increases following the provincial merger. Source:VietnamNet, 2026.

4. Infrastructure & Development

-Da Nang Airport is set to double its capacity.The Ministry of Construction has approved a master plan (2021-2030) targeting 20 million passengers per year by 2030. Terminal 1 will expand to 14 million passengers per year and Terminal 2 will be renovated to handle 6 million. Aircraft parking positions will roughly double to 52. -VND 100 trillion in projects breaking ground in H1 2026.Da Nang's municipal People's Committee expects major project groundbreakings in the first two quarters of 2026, totaling over VND 100 trillion ($3.91 billion). The list includes the Lang Van urban project (VND 44 trillion), the Asia Park complex, the international fireworks complex (over VND 40 trillion), FPT Corporation's tech projects (VND 5+ trillion), and Viettel's IT Park (VND 2+ trillion). -Da Nang Hi-Tech Park at USD 1.17 billion in committed investment.As of November 2025, 32 major projects had been attracted to the park. 5. Notable Developer Activity

-Vinhomes (Vingroup):The Hai Van Bay project is the biggest single development play in Da Nang right now. At 512 hectares and VND 44 trillion, it combines resort-style beachfront amenities with mixed residential and commercial zones, aiming squarely at both domestic lifestyle buyers and international investors.

-Masterise Homes:The Da Nang debut with Masteri Rivera is a significant statement. Listing on Christie's International Real Estate is a deliberate move to capture foreign buyer attention, and the Q3 2026 handover timeline keeps it in near-term focus.

-Sun Group:Da Nang's most prolific developer continues to expand. Their Da Nang Downtown complex on the Han River (VND 79.8 trillion / $3 billion, anchored by a 69-story tower) is one of the most ambitious mixed-use projects in central Vietnam. -Futa Land / Thuan Phuoc Bay Urban Investment:The restart of the Thuan Phuoc Urban Area after years of gridlock is a vote of confidence from both the developer and the city government, which pledged to clear obstacles for all stalled major projects.

-Vipico:The Legend City Danang is finally moving after a hard-fought legal battle. Court victories at both first-instance and appeals level have removed the last formal obstacles.

-Frasers Property + Gelex Infrastructure:Singapore-headquartered Frasers Property and Vietnam's Gelex Infrastructure JSC signed a strategic investment partnership in February 2026, with residential properties highlighted as a priority.
