Da Nang Real Estate Briefing - 2026-03-26
Da Nang Real Estate Briefing - March 26, 2026
The mood in Da Nang's property market right now is cautiously confident - and for good reason. Real estate revenue jumped 36.4% in the first two months of the year compared to 2025, apartment sales are running at more than ten times last year's pace, and a string of high-profile project launches is putting the city back on the map for serious investors. The one caveat is that the resort villa segment is still working through its hangover from earlier oversupply, but the apartment and land-plot markets are clearly finding their footing.
New Project Launches
-Masteri Rivera Da Nang(by Masterise Homes) is the headline story this quarter. It's the brand's first project in Da Nang - two 40-storey towers totalling 1,196 luxury apartments (1 - 3 bedrooms plus Dual Key units) in Hai Chau district, sitting at the confluence of the Han, Cam Le, and Cau Do rivers. Expected handover is Q3 2026. What makes this stand out is the Christie's International Real Estate listing - a signal that the developer is actively targeting international buyers.
-Vinhomes Hai Van Bay(also marketed as Lang Van, by Vinpearl JSC / Vingroup) is the mega-project to watch. It's a 512-hectare resort mega-city at the foot of Hai Van Pass, with four sub-districts, ocean villas (priced from ~14 billion to over 60 billion VND), shophouses, and apartments. The first sales phase - the Bach Van sub-district - is expected to open in Q1 - Q2 2026, with infrastructure reportedly 70% complete as of this month.
-Thuan Phuoc Bay(by Thuan Phuoc Bay Investment Urban Joint Stock Company) broke ground on a VND 11.4 trillion (~USD 445 million) urban development on 97.6 hectares at the end of the Han River. The mixed-use plan includes riverside villas, high-rise apartments, a 16.5-hectare theme park, 5-star hotels, and a sea-facing plaza.
- The Da Nang city government also published its203-project investment attraction list for 2026 - 2030(Decision No. 860/QD-UBND, March 12, 2026), covering 13 sectors. Property-relevant highlights include an International Financial Centre on Vo Van Kiet Street, a Bach Dang pedestrian street district, and high-end eco-tourism zones along the coast and Hai Van Pass area.
Foreign Buyer Policies
- The rules governing foreign ownership haven't changed dramatically in the past few weeks - the current framework was set by theHousing Law 2023(effective August 1, 2024) and theLand Law 2024(effective January 1, 2025). Key points for foreign buyers: you can own up to 30% of apartments in any single building and up to 250 houses per ward-level area. Ownership is on a 50-year leasehold (renewable once for another 50 years).
- One genuinely useful development is the recentlegal clarification around "pink book" ownership certificates for condotels(condo-hotels). Since 2019, condotel owners in Da Nang couldn't easily get formal ownership certificates, which made the secondary market murky and illiquid. The new guidelines provide a clear pathway to certification - good news for anyone sitting on a condotel unit or thinking about buying one.
- One restriction worth flagging for international buyers: Da Nang's coastal and near-military zones carry additional approval requirements for foreign sales, so always check the specific location before committing.
Market Trends and Pricing
-Real estate revenue in Da Nang was up 36.4% year-on-yearfor January - February 2026, making it the fastest-growing service sector in the city by a wide margin. That said, February itself came in 12% below January - the Lunar New Year slowdown is normal and the YoY comparison is the more meaningful number.
-Apartments are the star segment: primary supply grew 2.5x versus the same period last year, and over 1,600 apartments transacted - a 10.4x jump in sales volume. Over 81% of transactions were in newly launched projects, andNgu Hanh Son wardis dominating with 47% of total supply and 67% of primary market sales. Primary prices are up 5 - 10% since end-2025; secondary prices are up 3 - 5%.
-Land plotsare a different story - supply edged up just 3% YoY, but actual sales only hit about 3% of primary supply. The most active price action is in areas with completed infrastructure and clean legal status. Secondary land prices rose ~4% versus Q4 2025. From March 2026, analysts at DKRA Group expect improvement as major developers begin moving on their projects.
- Theresort villasegment remains subdued - investor confidence hasn't fully recovered. This is worth watching, as it's been a weak spot for some time and the new condotel certification rules might be the catalyst it needs, but it's not there yet.
- Broader buyer profile: roughly 70% of deals are going to domestic buyers - local residents first, then investors from Hanoi and Ho Chi Minh City. That internal capital flow is a positive signal for developers planning sales strategies.
Infrastructure and Development
-AEON Mall Da Nang Thang Kheis opening this summer inside TTC Plaza Danang (developed by TTC Group), a large mixed-use complex just five minutes from Da Nang International Airport. Over 45% of the roughly 50 tenants will be brands debuting in Da Nang for the first time. For property investors, the "AEON effect" is well-documented across Vietnam - surrounding land values and rental demand tend to spike meaningfully in the year after opening.
- TheLien Chieu deep-water port, theDa Nang airport expansion, and theInternational Financial Centre (IFC)project on Vo Van Kiet Street continue to advance. These are the three infrastructure pillars that analysts keep pointing to as long-term value drivers for the northwest corridor and the Hai Van Pass zone in particular.
- The July 2025administrative merger with Quang Namcontinues to reshape the market geography. Da Nang now has over 215 km of coastline and a population above 3 million - putting it in the same tier as Hanoi and HCMC from an administrative standpoint. Land that was previously considered peripheral (coastal areas near Hoi An, Dien Ban) is now technically within Da Nang, and prices in those zones have been moving accordingly.
Notable Developer Activity
-Vinhomes / Vinpearl JSC (Vingroup): The Hai Van Bay mega-project is Vingroup's Central Vietnam flagship. Sales of the first Bach Van phase are imminent, and the project is being positioned as an "All-in-one" resort city with VinWonders, a marina, and proximity to the Free Trade Zone.
-Masterise Homes: Making its Da Nang debut with Masteri Rivera, a clear signal that the developer is expanding beyond Ho Chi Minh City. The Christie's listing and the Dual Key apartment format both speak to an international buyer strategy.
-TTC Group: Developing TTC Plaza Danang, the mixed-use complex anchored by the incoming AEON Mall.
-Thuan Phuoc Bay Investment Urban Joint Stock Company: Behind the USD 445M Thuan Phuoc Bay urban project currently under construction.
- Other projects mentioned in market reports with upcoming supply includeWyndham Soleil Complex,Sun Cosmo,The Legend City, andNobu Residences- together expected to add thousands of units to Da Nang's pipeline through 2026 - 2027.
