The verification here is straightforward: ask for the exact plot coordinates, then commission your own survey via a registered Surveyor on the Lagos State SURCON list. If the developer refuses, walk.
The lawyer-led transaction is the safest channel and should be the default. A Lagos property lawyer can run a title search at the Lagos State Lands Bureau, confirm the C of O number is real and unencumbered, and walk the perfection of your Deed of Assignment through Governor's Consent. That last step is where most Nigerian property transactions actually fail. Without Governor's Consent under Section 22, you may hold a contract but you do not yet hold a transferable interest.
How to Read Crestfield's Track Record
Crestfield's office sits inside Ikota Shopping Complex in VGC, which is itself a useful tell. VGC (Victoria Garden City) is one of the most established gated communities in Lekki, owned and run by HFP Construction Company. Operating an office in VGC implies some level of operational footprint, but office tenancy is not the same as project delivery. Crestfield should be able to name at least three completed Lagos estates with current resident owners and a documented allocation timeline. If the pitch is overwhelmingly about future or in-progress projects, treat that as a yellow flag.
For diaspora buyers, the practical workflow is to ask for the company's current CAC status report, two title documents from completed projects (with the plot numbers redacted), and a list of the law firms and surveyors Crestfield has worked with on prior closings. Then call those firms directly. The Nigerian Bar Association maintains a public list of practising lawyers, and the Surveyors Council of Nigeria (SURCON) maintains a list of registered surveyors. Both registries are searchable.
