Cadwell Limited: What Was Announced at Ikoyi and What the Record Shows

Cadwell Limited launched an ultra-luxury apartment block on Bourdillon Road in Ikoyi in October 2015 and said it would break ground in the first quarter of 2016. Eleven years later the project, Cuddle, is still carried by the Lagos development tracker Estate Intel as an ongoing residential development with no completion date recorded. That single gap between an announced schedule and a recorded finish is the most useful thing a buyer can know about this company, and it is not visible from the company's own materials.

This is a profile built only from documents that are still online and still checkable: two national newspaper reports, a development tracker, and the current state of the company's web presence. Where the record stops, this article says so.

What was announced

On 5 October 2015, The Guardian Nigeria reported the launch of Cuddle at No. 8 Bourdillon Road, Ikoyi. The report named Olaseni Oguntoyinbo as Chief Operating Officer of Cadwell Limited. It described three and four-bedroom apartments plus penthouses sold in three grades, Prime, Platinum and Premier, with a tenth-floor amenity deck the company called Leisure Lane, holding a fitness suite, salon, spa, cinema room, meeting rooms, sports centre, open sky party space, aerobics corner, bar and squash room.

Two details from that report matter more than the amenity list. The first is the schedule: the project was "scheduled to break ground in the first quarter of next year", which is Q1 2016. The second is the payment structure. Units were sold off-plan by formal subscription, with a minimum deposit of 15 to 25 per cent as commitment or sign-on fees and the balance payable in instalments across the construction period. That is a standard Nigerian off-plan structure, and it means subscriber money was scheduled to move well ahead of delivery.

The same report credited the architectural design to Pieach Limited, noted that the development was dedicated to the late Tayo Aderinokun, co-founder of Guaranty Trust Bank, and recorded that Cadwell had won the 2014 Real Estate Unite award for Developer of the Year.

Who was named, and when

Two years later, on 24 October 2017, BusinessDay reported that the firm had widened its focus into property investment, partnerships and estate services. That report named four people. Olaseni Oguntoyinbo appeared again, this time as Managing Director rather than Chief Operating Officer, quoted saying it was "our aim to create a sustainable wealth portfolio for our partners in a way that secures their future". Nekpen Emokpae was named as Head of Concepts and Marketing, Timeyin Arawore as Head of Business Development, and Omotara Fagbuyi as Head of Corporate Communications.

The 2017 article also carried a performance claim, a historical average annual capital growth of 15 to 20 per cent. That figure is the company's own, reported as such, and no independently audited source supports or contradicts it.

Those two reports, from 2015 and 2017, are the last substantial independent coverage of the company this research could find. A named officer with a title that is documented moving from Chief Operating Officer to Managing Director across two mastheads is a genuinely useful verification anchor, because it lets a buyer check who was authorised to sign at a given date.

What the delivery record shows

Estate Intel, a commercial tracker of Nigerian development projects, records Cuddle by Cadwell at No. 8 Bourdillon Road, Ikoyi, with the entry first recorded in March 2018 and no completion date populated. The tracker describes it as an ongoing luxurious residential development, and the entry was last updated within about a month of this research. Two further entries appear on the same tracker, The Cadwell in Ikoyi, recorded from May 2021, and Quay Cadwell. Detailed status fields on all three are behind a subscriber wall, so the public portion shows that the projects exist in the tracker and that no completion date is recorded, and nothing more.
