AyHomes Luxury Villa, Omole Phase 2: What the Public Record Shows

AyHomes Luxury Villa in Omole Phase 2 is a real, actively marketed estate with Governor's Consent as its stated title, and the plots are genuine. Two things in the public record deserve attention before anyone transfers money: the price history does not support the urgency used to sell it, and the local government attribution for the estate is inconsistent across sources.

Neither point makes the estate a bad buy. Both are things a buyer should resolve in writing first.

What is being sold

The estate is marketed as AyHomes Luxury Villa, sometimes listed simply as Luxury Villa Estate, in Omole Phase 2 on the Lagos mainland. AyHomes Investment Limited, which displays RC 1484713 on its own branding, promotes it alongside its Urban Court developments. The estate has also been marketed by third-party agencies including Bestate Property Investments and Oge Global Services, which is normal in Lagos where developers sell through wide agent networks.

Advertised plot configurations are consistent across listings:

- 500 sqm residential

- 1,000 sqm commercial

Stated features include perimeter fencing with a single gated entrance, solar street lighting, CCTV, green space and a dedicated commercial area. Title is advertised as Governor's Consent, and AyHomes has published a consent reference of 181/187/2778GC on its own channels.

The price history is the most useful public record

Because the same estate has been listed by several agencies over two years, the asking prices are traceable. They tell a story worth knowing.

The December 2024 listing announced that prices would rise on 1 January to ₦300m and ₦700m. Five months later the same plots were openly listed at ₦250m and ₦550m, well below the prices that were supposed to have taken effect. The ₦700m figure appears in AyHomes marketing roughly twenty months after it was first announced as imminent.

Deadline pricing is a sales device, not a market signal. A buyer who paid a deposit in December 2024 to beat the increase paid to avoid a price that did not arrive on schedule. Anyone being told today that a figure rises next month should ask for the same estate's listing history before treating the deadline as real. Appreciation claims deserve the same scrutiny: one marketer advertises roughly 20 percent annual land appreciation for the area, which is a projection rather than a recorded figure.

Governor's Consent is not the same as a Certificate of Occupancy

Nigerian land sits under the Land Use Act of 1978, which vests all land in each state in the Governor and converts private ownership into a right of occupancy. Section 22 makes it unlawful for the holder of a statutory right of occupancy to alienate that right by assignment, mortgage, transfer of possession or sublease without the Governor's consent first obtained. Section 26 provides that transactions purporting to confer an interest otherwise than in accordance with the Act are null and void, though Nigerian courts have refined this: an agreement to sell is generally treated as conditional on consent being obtained rather than void from the outset.

The practical meaning for a buyer in Omole Phase 2 is straightforward. A Certificate of Occupancy is the original grant. Governor's Consent is the state's approval of a subsequent transfer of that grant. Consent is a perfectly good title position, and in built-up Ikeja and Kosofe corridors it is the normal one. What matters is that the consent is real, that it covers the specific plot being sold rather than a parent parcel, and that the chain from the original C of O to the current seller is unbroken.

That is verifiable. The consent reference published in the marketing can be checked against the records held by the Lagos State Lands Bureau, and a search should confirm the parcel, the registered holder and any encumbrance. Do not accept a photograph of a document as verification. Verifying a developer's delivery record and the title behind a specific estate is exactly the work that platforms like Bektu exist to make checkable rather than a matter of trust.

The local government question is unresolved in public sources

Marketing materials for the estate place it in Kosofe Local Government Area. Nigeria Property Centre's area guide places Omole Phase 2 in Isheri LCDA within Kosofe LGA. Other Lagos property references state that Omole Phase 2 sits within Ikeja LGA, near but not inside the Ojodu Berger corridor.

This is not a trivial inconsistency. The local government determines which planning authority governs development approval and how Land Use Charge is assessed. A buyer intending to build needs to know which authority issues the planning permit, because a valid title and a valid planning permit are separate things in Lagos, and buildings have been sealed over the second while the first was sound. Ask which LGA the survey plan and the consent instrument actually name, and get the answer in writing.

What to confirm before paying

1. The consent instrument itself. Obtain the reference and run an independent search at the Lagos State Lands Bureau through your own lawyer, not the seller's.

2. Plot-level identification. Confirm the survey plan number and that the specific plot falls inside the consented parcel, not merely adjacent to it.

3. The LGA on the documents. Whatever the marketing says, the survey and the consent will name an authority. That is the one that governs you.

4. The corporate seller. AyHomes Investment Limited displays RC 1484713. Confirm the registration, the directors and the company's status directly at the Corporate Affairs Commission.

5. The payment schedule and what it buys. Deposits reported around ₦60m with a balance over six months are substantial. Establish precisely what allocation and documentation each instalment triggers, and what happens on default.

6. Deadline pricing in writing. If a price is rising on a date, ask for that in a signed offer. The listing history above shows why.

The bottom line

Omole Phase 2 is an established, well-serviced Lagos address, and an estate there with genuine Governor's Consent is a reasonable asset to want. The estate appears real and is sold openly through multiple agencies. What the public record does not support is the urgency. The same plots have carried at least three different price positions since December 2024, including an announced increase that did not hold. Buy it on the documents, not on the deadline.
