AMG Realtors and the 60-day title deed promise: what a Kenyan land buyer can verify
AMG Realtors sells land in Kenya on a promise that is unusually specific: a title deed within 60 days, with a money back guarantee if it does not arrive. That single commitment is the right place to start any assessment of the company, because in the Kenyan land market the gap between buying a plot and holding a registered title is where most buyer losses happen. What follows is what the public record supports about the company, what it does not, and how a buyer checks the promise rather than trusting it.
Who runs the company
The company publishes its leadership, which is more than many Kenyan land sellers do. Its corporate page lists Martin R. Ochieng as Chairman, Andrew Muthee Gitau as Executive Director and Founder, Agnes Waruguru as Executive Director, Martin Githinji as CEO, Azali Registars as Company Secretary, and Serah M. Katusya and Anthony Munyao as Advisory Board Members.
That list is corroborated by press coverage of a transition. The Daily Nation reported leadership changes at the firm taking effect on 1 January 2024, under which founder Andrew Muthee moved from Chief Executive Officer to Executive Director and Martin Githinji, previously Chief Commercial Officer, became CEO. Githinji was quoted saying "I joined AMG Realtors as an intern nine years ago," and framing the company's commitment as "providing top-notch services and timely delivery of title deeds." Muthee said the business remained "committed to serving our customers better through product diversification and innovation."
A named founder, a named chairman, a named company secretary and a documented, dated succession are real verification signals. They mean a buyer can identify who is accountable, and that the people named have been publicly associated with the business across more than one source and more than one year.
The numbers the company reports about itself
The company states on its own site that it has been in business "13 years," has served "13000+" clients, closed "160+" projects and has "25000+" diaspora clients.
Those figures do not reconcile. A company cannot have 13,000 clients in total and 25,000 diaspora clients, unless the two counts measure different things, which the page does not explain. This is worth naming plainly, not because it implies anything improper, but because it is a reminder of what self reported marketing statistics are. They are not audited, not filed anywhere and not defined. Any buyer who is weighing a purchase on the strength of a track record needs the track record in a checkable form, which means specific project names, specific completion dates and specific title numbers, not aggregate counters.
The same caution applies to aggregator data. Crunchbase lists the business with a headquarters in Garden City, New York, which conflicts with the Nairobi address that Kenyan business directories give for the company, at AMG Centre on Thika Superhighway opposite Garden City Mall. The most likely explanation is a matching error on the words "Garden City." It illustrates why company data aggregators are not a substitute for a registry record.
What we could not verify
We could not locate a company registration number for AMG Realtors Ltd from the Business Registration Service or any source citing one. Kenya's company register is searchable through eCitizen but does not expose results to open web search, so this is a limit of what is publicly indexed rather than a finding about the company. A buyer can, and should, close this gap directly by asking for the certificate of incorporation and checking the number against the register.
We also found no published, independently verified list of its completed Kenyan projects, no regulator action, no court judgment and no named press coverage of a consumer dispute involving the company. Again, the absence of a finding means our search did not produce one. It does not establish that none exists.
One further caveat on sourcing. A February 2025 profile of the company appeared on Forbes Africa under its "Brand Voice" label. Brand Voice is paid placement, not independent journalism, and content published under it should be read as material the company controlled.
The Texas expansion
In August 2024, both The Star and Capital Business reported that the company had launched a land project in the United States, named Kenya One, located in Krum, in the Dallas area of Texas. The Star quoted CEO Martin Githinji: "The decision to invest in Texas was strategic, driven by the state's robust economy, business-friendly environment, and unparalleled growth trajectory." The report describes the company offering a 60 day money back guarantee on title deeds and targeting first time buyers, growing families and retirees.
Cross border land sales change the verification question rather than removing it. A Kenyan buyer purchasing a plot in Texas is relying on Texas county deed records and on US title insurance practice, not on Kenyan land law or on Kenyan consumer remedies. Anyone considering that product should ask which entity is the seller of record in Texas, which county the deed is recorded in, and what the title commitment says. Those are answerable questions with documentary answers.
How to check a Kenyan land seller
Three checks carry most of the weight, and none of them require trusting a brochure.
Check the agent's registration. The Estate Agents Registration Board is the statutory body that gazettes registered estate agents in Kenya, and it publishes the list of registered gazetted agents through the Kenya Gazette. The board's own notice records the 2025 list as published in Kenya Gazette Notice Vol. CXXVII No. 58 dated 21 March 2025, available as a downloadable document from the board's site. The names are inside that gazette notice rather than displayed on the web page, so verification means opening the gazette and searching it for the specific trading name on the contract.
Check the title before paying, not after. An official search at the relevant land registry against the parcel number, plus confirmation of whether the land is freehold or on a leasehold term, tells a buyer what is actually being sold. Where a seller is subdividing a larger parcel, the mother title and the approved subdivision scheme are the documents that matter.
Check the guarantee's mechanics. A 60 day title deed guarantee is only as strong as the contract behind it. What triggers the refund, who holds the money in the meantime, how long a refund takes and which court hears a dispute are all terms that should be written down before payment. A promise with no written mechanism is a marketing line.

The balance of what is known
AMG Realtors is a Nairobi land seller with named, publicly identified leadership, a documented CEO succession covered by established Kenyan press in January 2024, a reported US expansion covered in August 2024, and a headline consumer promise of title within 60 days. Against that, its published track record figures are self reported and internally inconsistent, its company registration number is not publicly indexed, and we found no independent verification of its completed Kenyan projects.
That combination is common and it is workable. It means the company is identifiable and reachable, which is the first requirement, and that the remaining verification is the buyer's to do with documents the seller can produce on request. A seller that produces a certificate of incorporation, a gazette listing, an official land search and a written refund mechanism has answered the questions. A seller that will not is telling a buyer something too.
