Fanaka Real Estate Ltd: Title Deeds, the Agent Register and What a Kenyan Buyer Can Verify
Fanaka Real Estate Ltd sells serviced land plots along Nairobi's eastern corridor, and the single most quoted number about its delivery record comes from the company itself: 1,432 title deeds handed to buyers by February 2020, against 20 completed projects and four then under way. That figure was reported by Business Times Kenya on 10 February 2020 and repeated by Bizna Kenya ten days later. Neither outlet said it had audited the count. Six years on, no updated, independently checked figure has been published, and the company's own site now says only "thousands of title deeds" without attaching a number.
That gap between what is claimed and what a buyer can actually confirm is the useful place to start, because the land-selling market this company operates in runs almost entirely on documents a purchaser has to chase down after the money has moved.
What the company is, and who runs it
Fanaka Real Estate Ltd was founded in 2016 by Moses Muriithi Kihunii, who remains founder and group chief executive. The Kenyan Wall Street reported the 2016 founding date in October 2021 when the company marked five years, and the company's own founder page gives the same year. There is a wrinkle worth flagging: Nairobi News, part of Nation Media Group, has described the business as starting in 2015, and an employer profile carried on MyJobMag states the company was "registered and incorporated as a Limited Company in June 2016". None of these is a registry document. Kenya's company register is not free to search in full, so the incorporation date, the registration number and the directors on file are not publicly verifiable without paying for a search at the Business Registration Service.
Beyond Muriithi, the named management that appears in reporting is thin. Business Today named Mercy Murugi as human resources manager in October 2021, and The Kenyan Wall Street quoted Dennis Wandera Walubengo as business development manager the same month. No second director, company secretary or board is named in any source that could be located. For a company that has been selling land for close to a decade, that is a notable absence rather than an allegation.
The register a Kenyan buyer can actually check
The Estate Agents Registration Board maintains the statutory register of estate agents under the Estate Agents Act (Cap 533), and publishes it in the Kenya Gazette each year. The 2026 list appeared in Kenya Gazette Vol. CXXVIII No. 56 on 27 March 2026. The 2025 list appeared in Vol. CXXVII No. 58 in March 2025.
Fanaka Real Estate Ltd does not appear in either list, as a registered estate agent or as a registered estate agency firm.
What that does and does not mean needs stating plainly. The Act registers people who practise as estate agents for reward on behalf of another party. A company selling land that it has itself acquired and subdivided is acting as a principal, not as an intermediary, and on that reading registration would not be required. The public record does not settle which side of the line every Fanaka transaction sits on. It is worth noting that the property portal Property24 lists Fanaka Real Estate Ltd under "estate agency" with a named agent attached, which is a portal's categorisation rather than a legal determination.
The practical point for a buyer is simpler. If you are dealing with a firm that is not on the EARB register, the board's complaints and disciplinary machinery is not the route open to you if something goes wrong. Your remedies run through the sale agreement, the Lands Registry and the courts instead. That changes how carefully the contract needs reading, not whether the company is legitimate.
No court judgment, tribunal ruling, regulator notice or enforcement action naming the company could be found. Kenya Law's search interface was not reachable during this review, so that is a negative result from open searching rather than a completed docket search, and it should not be read as a clean bill of health.
Projects named, and what is known about them
The company's publicly named developments cluster along Kangundo Road and the Eastern Bypass: Sunset View Gardens at Joska, Kamulu Phase 1 and 2, and Malaa Phase 3 were all described as completed by February 2020. Springfield Commercial at Malaa, Joska Greens, Dhahabu Ridge and Paradise Ridge were ongoing at that point. Pine Court Phase II, eighth-acre serviced plots at Green Valley Estate in Kamakis on the Eastern Bypass, was launched in September 2023 at a discounted cash price of 5.5 million shillings with a six-month instalment option, according to Bizna Kenya.
The company currently lists around 64 active plot offerings across Kitengela, Ruiru, Kamulu, Kikuyu, Utawala, Joska and Mombasa Road. What it does not publish is a project-by-project completion register: which phases have been fully serviced, which have had titles issued, and how long issuance took from final payment. Land selling in Kenya turns on exactly that timeline, because a buyer who has paid in full but holds no registered title is exposed until the transfer is done.
Verifying that side of the record is something a buyer can do independently. A search at the relevant Lands Registry against the parent title, a check that the parcel has been formally subdivided and mutation registered, and confirmation that the land is not agricultural land subject to Land Control Board consent will all tell you more than any company brochure. Platforms such as Bektu exist to track developer delivery history across markets, and Fanaka's own record sits at bektu.com/companies/fanaka-real-estate-ltd, but the registry search remains the check that carries legal weight.
Financing partners and the institutional deals
Two banks are named in connection with Fanaka's buyer financing. Bizna Kenya reported a partnership with NCBA Bank in May 2024 for land and mortgage financing. The company's own site names Stanbic Bank Kenya as a financing partner, describing home loans at 9.5 per cent arranged in collaboration with the Kenya Mortgage Refinancing Company. These are customer credit arrangements. No source names a shareholder, an equity investor or a corporate lender to Fanaka itself, and Crunchbase records no funding rounds.
The most recent institutional development is a property investment agreement with the Nairobi branch of the Kenya Union of Post Primary Education Teachers, reported by Citizen Digital on 7 September 2026 and by Education News on 5 September 2026. The deal covers more than 5,000 union members, with properties priced from 500,000 shillings, a payment period extended from six to twelve months, a 5 per cent cash discount and a stated commitment to transfer title within one month of completed payment. It was signed by KUPPET Nairobi chairman Peter Wafula, executive secretary Isaac Masenge and Muriithi for Fanaka. That one-month title commitment is the clearest, most checkable promise the company has made publicly, and union members will be in a position to say within a year whether it held.
Reading the coverage
One editorial caution applies across almost every source above. Much of the detailed Fanaka reporting in Kenyan business media carries the shape of company-supplied material: launch announcements, anniversary pieces, award write-ups. The Daily Nation items on the company sit in its sponsored-content stream. The turnover figures, the title-deed counts and the award citations trace back to the company rather than to independent verification, and they should be read that way.
That is not a mark against this company specifically. It describes most of the Kenyan land-selling sector's press footprint. It does mean the reader who wants an answer on delivery has to go to the registry rather than to the coverage.
