Amberland Corporation: Eight Ortigas Towers, and No Disclosed Owner

The towers are real, and two of them carry licence numbers you can read. What you cannot read anywhere, in any public source, is the name of a single director, officer or shareholder of Amberland Corporation. For a company that has put up eight high-rise buildings in one Metro Manila business district across roughly three decades, that is an unusual gap, and for a foreign buyer it is the central fact about the company.

Start with what is verifiable, because a fair amount is.

The buildings, and the licences behind two of them

The company lists eight completed or in-progress projects, all in or around Ortigas Center in Pasig City, with the years it assigns to each: Amberland Plaza in the late 1980s, Parc Royale in 1996, Prestige Tower in 1998, One San Miguel Avenue in 2002, Skyway Twin Towers in 2003, One Corporate Center in 2010, Avantgarde Residences in 2019, and Corporate Finance Plaza and The Exchange Square more recently. Its own registered office sits inside one of them, at Unit 4402 of One Corporate Centre on Julia Vargas Avenue.

Three of those dates can be checked against a party with no stake in the company's marketing. Savills Philippines, which markets space in two of the towers, gives Corporate Finance Plaza a build year of 2022 across 61 floors and The Exchange Square a build year of 2024 across 51 storeys at a height of 203.5 metres. Those are close to but not identical with the company's own framing of both as recent construction.

Two projects appear in Department of Human Settlements and Urban Development licence records. Avantgarde Residences holds Licence to Sell number HL 31600, issued on 30 August 2016 for Pasig City, currently recorded as active. Corporate Finance Plaza Condominium holds Licence to Sell number PLS NCR-179, issued on 15 July 2021 with validity to 30 June 2022, now recorded as expired. Expiry here denotes the lapse of a licence's validity period. It is not a sanction, and nothing in the record suggests one.

The older office towers do not appear in those residential licence records, which is what you would expect for commercial buildings and for projects predating the current registration system. Their government paper trail runs through the Philippine Economic Zone Authority instead. One Corporate Center was designated an Information Technology Center by Proclamation No. 2013 of 15 March 2010. At One San Miguel Avenue, PEZA issued Certificate of Registration No. EZ 13-13 on 28 May 2013 under Presidential Proclamation No. 579 of 17 May 2013 and Republic Act No. 7916. One detail there matters and is easy to misread: the registered developer and operator on that certificate is the One San Miguel Avenue Condominium Unitowners Association, Inc., the building's unit owners, not the company that built it.

Two design and construction relationships are documented. Philip H. Recto Architects is credited as architect on One San Miguel Avenue, One Corporate Centre and Avantgarde Residences, the last in the project's own brochure. Monolith Construction and Development Corporation is recorded as main contractor on One San Miguel Avenue.

What is not disclosed

Now the gap, stated precisely, because precision matters more than emphasis here.

No SEC registration number for Amberland Corporation could be located in any publicly accessible source. That is a statement about the search, not about the company. The Securities and Exchange Commission's own company-check portal and main site both refused automated access, its eFAST and eRAMP systems require login, and certified documents are available only through the paid SEC Express service. A registration number almost certainly exists. It is simply not free to see.

No chairman, president, chief executive, director, founder or shareholder is named on the company's website, which has no leadership page at all, and archived captures of that site going back to 2007 name no individuals either. No parent company, group affiliation, institutional investor or lender is named in any source. No financial statements are public, which follows from the next finding.

Amberland is not listed on the Philippine Stock Exchange. A search of the PSE Edge company directory returns no entry for the name, while a control search for a listed developer returns results normally, so the absence is a real negative rather than a broken query. No trading suspension or delisting is therefore possible, and no audited accounts reach the public through that route.

Searches for adverse regulatory history came back empty. The company does not appear on the SEC's published lists of corporations with revoked primary or secondary registration, checked directly. No DHSUD licence suspension or revocation was found, no SEC enforcement order, and no Philippine court decision naming the company. Those are search results, and several searches were blocked at source, including DHSUD's own licence lists. Absence of a record found is not the same as absence of a record, and it should not be read as a clean bill of health any more than as a stain.

Two loose ends deserve flagging rather than resolving. The company and Savills both attribute The Exchange Square to Amberland, but the DHSUD Licence to Sell for The Exchange Square Condominium, number LS 0001029 issued on 12 January 2024, names the developer as Solid Triangle Sales Corp. No relationship between the two companies could be established, and none should be assumed. Separately, the company's own page for Parc Royale describes it in one place as a 28-storey building and in its body text as a 32-storey residential condominium.

There is also no press coverage. Searches across BusinessWorld, the Philippine Daily Inquirer, the Philippine Star, BusinessMirror, Manila Bulletin and Bilyonaryo surfaced no article naming the company. For a developer with this much built floor area in Ortigas, the silence is itself notable.

What this means if you are buying

None of the above says anything is wrong. It says something specific about where the risk sits. With a listed developer you can read audited accounts, board composition and material disclosures before you sign. With Amberland Corporation you can verify the licence status of the specific project you are buying into, confirm the building exists and was completed, and see who designed and built earlier towers. You cannot assess the balance sheet behind the promise, or know who controls the company, from anything published.

Two requests would close most of the gap, and any serious buyer can make them. A General Information Sheet ordered through SEC Express lists directors, officers and shareholdings. DHSUD's National Capital Region office can supply certified copies of the Certificate of Registration and Licence to Sell for a named project, which carry the company's SEC number and the signatory's name. Both are primary documents. Neither is expensive. Until someone obtains them, the honest summary of Amberland Corporation is a builder with a visible record and an invisible owner.
