Ade Bali Architects Is a Design and Build Studio, Not a Developer Selling Villas

Anyone checking Ade Bali Architects before commissioning a villa in Bali should start with what the firm actually sells. It does not sell property. On its own website the company describes itself as a design and build studio offering architecture, interior, landscape, and structural and MEP services, plus construction planning, execution and supervision. There are no units, no land plots and no payment plans. Clients come to it already holding a site, or holding a lease on one, and pay for drawings and construction work.

That distinction matters more than it sounds. A buyer dealing with a developer is buying a finished thing and can ask about handover dates, title and licences to sell. A client dealing with a design and build firm is buying a service, carries the land risk personally, and in most cases carries the building permit obligation personally too. The questions worth asking are therefore completely different, and most of them are about the contract rather than the company.

Who runs the firm

The company's own team page names six people. I Made Sulendra is listed as Director, Ida Ayu Kade Dwijati as Vice Director, Wayan Juliarsa as Project Manager, Edwin Henuk as Quantity Surveyor, Jodi Widiana in the Design Division, and Ni Putu Asri Wirantini in Administration. For a Bali practice of this size, publishing a named team with defined roles is more disclosure than many competitors offer, and it gives a prospective client specific people to ask for by name.

Sulendra is the throughline. A May 2018 profile in Gapura Bali reported that he founded the firm, then trading as Ade Bali Interior Design and Architecture, in 2009, and described him as an architecture graduate of Udayana University who grew up in a family working in building and construction. A feature in Majalah Bali dates the founding to 2009 as well and describes him as an architect with ten years of experience at the time of writing. The same 2018 profile put the operation at four core staff working with roughly 100 contract based collaborators drawn from Bali, Java and Manado.

A dating inconsistency worth raising

Here the published record stops lining up, and a client should ask about it directly rather than assume either answer.

The current Ade Bali Architects homepage states in Indonesian that the firm has been "Berpengalaman sejak 2019 dalam desain arsitektur dan konstruksi", meaning experienced since 2019 in architectural design and construction. The same page credits its Director with "lebih dari dua dekade di industri arsitektur", more than two decades in the architecture industry, and claims 260 or more successful projects.

Those three figures sit awkwardly together, and the two trade features above were published in 2018, which is a year before the date the site now gives for the start of its experience. The likeliest explanation is mundane. Firms in Bali commonly restructure, re-register under a new legal vehicle, or rebrand, and a 2019 date may refer to the current entity rather than to the practice. That is exactly why it is worth asking. A client needs to know which legal entity will sign the construction contract and how long that specific entity has existed, because that is the entity they would have to pursue if work went wrong. A long personal track record held by a director does not transfer to a company incorporated last year.

We found no registration number published on the company's website, and none in the trade coverage we were able to read. That is a gap in the public record rather than a finding about the company. Indonesian company details are not freely searchable in the way corporate registries are in some other markets, so the practical move is to request the documents directly.

What to verify before signing

Three checks cover most of the risk on a Bali design and build engagement, and none of them are answered by a company profile page.

First, the entity. Ask for the deed of establishment and the business identification number, and confirm whether the counterparty is a CV, which is a partnership form, or a PT, which is a limited liability company. The form changes who is personally liable and what the firm can lawfully contract for. Match the name on those documents against the name on the quotation and the bank account.

Second, the permit. Construction in Indonesia requires a Persetujuan Bangunan Gedung, the building approval introduced by Government Regulation No. 16 of 2021, which implements Law No. 28 of 2002 on building construction and replaced the older Izin Mendirikan Bangunan. The PBG has to be in place before work starts, and that includes alterations and extensions, not just new builds. Put in writing whether the firm obtains the PBG as part of its scope or whether the obligation stays with the landholder, because an unpermitted villa is a problem that attaches to the building and the land, not to the contractor who built it.

Third, the delivery record. Ask for completed addresses rather than renderings, and for permission to speak to two clients whose projects finished at least a year ago. The 2018 Gapura Bali profile named Villa Baba in Pererenan, Villa Madagascar, a villa for clients named Yann and Sisie, and the Sacred Ornaments Tattoo Studio at Echo Beach, with work concentrated in Canggu, Sanur, Seminyak and Ubud. Ade Bali Architects operates in a crowded Badung and Canggu market where the line between architect, contractor and developer is often blurred on purpose, because a single brand selling design, construction and sometimes the land itself is easier to market.
