Ndemi Gardens is documented by H&S Magazine Kenya, which recorded two-bedroom apartments of 102 to 107 square metres "from ONLY 8.5m" and three-bedroom apartments of 128 to 148 square metres "from ONLY 12.5m", along with "8 High Speed Lifts" and an atrium garden. That piece is advertorial, and the publisher's own disclaimer says it accepts no liability for the accuracy of advertisers' claims. It is evidence the scheme was marketed at those figures, not an audit of what was built.
Gaia Brookside is at excavation, for a 2027 completion
The pipeline matters more than the back catalogue for anyone buying today, and Gaia Brookside in Westlands is where the money is going. The company markets it as off-plan. BuyRentKenya records it as 228 units priced from KSh 25,000,000 to KSh 51,000,000, with a completion date of December 2027 and a construction stage of "Excavation", in three-bedroom units of 192 to 219 square metres, four-bedroom at 275 square metres and five-bedroom at 365 to 387 square metres.
african.land describes the same scheme as "217 total units across 18 floors" and under implementation, with three-bedroom units at KSh 26,180,000, four-bedroom at KSh 34,200,000 and five-bedroom at KSh 44,580,000. Ravi Homes lists prices from KSh 23M and the same December 2027 completion.
Two reseller records differing by eleven units is a small thing on its own. It matters because unit count is the denominator for every service charge and sinking fund calculation a buyer will live with for decades, and because it is the kind of figure that should come from the sectional plan rather than from a listing page. Ask the developer for the unit schedule attached to the sale agreement.
Diplomat Residences on Peponi Road has its own microsite, offering one and two-bedroom apartments and stating that the building will be "managed by a renowned hospitality group to deliver a new standard in executive living." The group is never named. For a serviced-apartment pitch, the identity of the operator and the term of its management agreement are material, and the microsite's own notice says its particulars "ARE NOT TO BE CONSIDERED AS AND OFFER OR A CONTRACT" and "are not guaranteed to be accurate in any circumstances."
The tenure question, and why it is the whole question
Kenya's Constitution caps what a non-citizen can hold: under Article 65, a person who is not a citizen may hold land only on the basis of leasehold tenure, and any such lease, however expressed, cannot exceed 99 years. For apartments, the instrument that turns a unit into a registrable, mortgageable asset is a certificate of title over a sectional unit, issued once a sectional plan has been registered under the Sectional Properties Act 2020, Act No. 21 of 2020, whose section 5 governs registration of sectional plans and section 6 the certificate indicating a unit's share in the common property.
None of that appears in Wonder Properties' marketing, and none of it appears in the marketing of the agencies selling on its behalf. The practical consequence for an off-plan buyer at Gaia Brookside is concrete: if the mother title is leasehold, the unexpired term determines what the apartment is worth in year twenty; if no sectional plan is registered, there is no unit title to charge to a bank; and if the development sits on land where the lease is close to expiry, that is a repricing event, not a detail. Ask for the mother title number, the tenure and unexpired term, and the status of the sectional plan, and run a title search through the Ministry of Lands ardhisasa platform rather than relying on a brochure.
Registration, people and the estate agents register
The company publishes no registration identifier of any kind. There is no company number, no KRA PIN and no CR12 on its website. Its team page lists seven people, Bella Wang, Cherry Deng, Samuel Njogu, Esther Chege, Sharon Kihiu, Esther Muigai and Christabel Kamau, with no role or title attached to any of them. No director, shareholder or chief executive is identified. The only named commercial partner anywhere is a marketing vendor: the Diplomat microsite credits "BRANDING & MARKETING CONTENT: KARIM CG VISUALS." No architect, main contractor, quantity surveyor, bank or mortgage partner is named for any project.
On regulation, one check can be run against a primary source. The Estate Agents Registration Board publishes its gazetted registers under the Estate Agents Act, Cap 533, the 2023 list notifying under section 9 of the Act which registered estate agents had renewed their annual practising certificates as at 10 March 2023, and an earlier 2020 list. Searching both: the word Wonder appears in neither, and none of the seven people named on the company's team page appears in either.
Three qualifications belong with that finding, and they matter. Both registers list individual estate agents rather than firms, so a company name could not appear in them by design. The Board has published nothing later than the March 2023 list, so a registration obtained since then would not show. And the Board registers estate agents, while a developer selling units in its own building is not obviously practising as one. The accurate statement is narrow: neither Wonder Properties nor any of its seven publicly named staff appears on the Board's latest published register. It is not a finding of any breach, and nothing in the public record suggests one.
We found no Capital Markets Authority notice, no consumer-protection action, no court case and no critical press coverage concerning the company. Verifying what a developer has actually handed over, rather than what it has announced, is the work Bektu exists to make repeatable, and the company's page sits at bektu.com/companies/wonder-properties.
