A township in the Philippine real estate vocabulary is not a generic suburb. It is a master-planned, large-format development that combines residential, commercial, retail, office, and often educational and healthcare components inside a single integrated estate, controlled by a single developer from master plan to operations. Five developers dominate the Philippine township market in 2026: Ayala Land, Megaworld, Vista Land, Robinsons Land, and SM Prime Holdings through its subsidiary SMDC. Foreign buyers who want a stable, well-managed property in the Philippines almost always end up inside one of these five.

The reason is structural. The 1987 Philippine Constitution, Article XII Section 7, prohibits foreigners from owning land. Foreigners can buy condominium units under Republic Act No. 4726 (The Condominium Act of 1966), provided foreign ownership in any condominium corporation does not exceed 40% of the total units. Foreigners cannot buy a townhouse or single-family home on its own lot because that involves owning the land. The practical effect is that the products available to foreigners are predominantly condominium units inside developer-controlled townships, where the condominium corporation's compliance with the 40% foreign ceiling is monitored and enforced by the developer.

Ayala Land

Megaworld

Megaworld Corporation, listed on the Philippine Stock Exchange and founded by Andrew Tan in 1989, has built its identity on the integrated township model. Megaworld currently operates 26 integrated townships nationwide, including Eastwood City in Quezon City (the first integrated township in the country, launched in 1999), McKinley Hill in Taguig, Newport City near NAIA Terminal 3, Iloilo Business Park, Davao Park District, and Maple Grove in Cavite.

Megaworld's township model bundles residential condominiums with retail, BPO office space, schools, and entertainment, with the explicit pitch that residents can live and work without leaving the township. Vista Land & Lifescapes, founded by Senator Manuel Villar, operates the largest residential land bank in the Philippines by total area, with extensive holdings outside Metro Manila in Cavite, Laguna, Bulacan, Pampanga, and the Visayas. The constitutional ban on foreign ownership of land is administered through the Anti-Dummy Law (Commonwealth Act 108 as amended), which criminalizes the use of Filipino dummies to circumvent the prohibition. Practical workarounds include condominium ownership under the 40% foreign ceiling, long-term lease (under the Investors' Lease Act, Republic Act 7652, foreigners can lease land for up to 50 years renewable for 25 more), and ownership through a corporation that is at least 60% Filipino-owned.

For most foreign buyers, the cleanest and lowest-risk path is direct condominium ownership inside one of the top five developers' townships, with the title held as a Condominium Certificate of Title (CCT) registered at the Land Registration Authority. The CCT is the document the buyer receives at handover and the document that proves ownership.

Capital gains tax on resale is 6% of the higher of the gross selling price or the fair market value, payable within 30 days of the sale under Section 24(D) of the National Internal Revenue Code. Documentary stamp tax is 1.5%. Foreign buyers should plan for these taxes at exit, not just at entry.

What to verify before paying a reservation fee

The developer's SEC registration and audited financials should be publicly accessible for any of the top five. Independent verification of completed projects is straightforward for the listed developers because the SEC filings disclose project completions.
