Top Property Developers in North Cyprus for Foreign Buyers in 2026
North Cyprus, formally the Turkish Republic of Northern Cyprus (TRNC), has one of the most concentrated developer markets in the Mediterranean. A small number of family-owned construction companies, most of them founded in the 1970s and 1980s, account for the bulk of new builds in Iskele, Kyrenia (Girne), and Famagusta (Gazimagusa). Foreign buyers, particularly from the UK, Germany, Russia, Israel, and Kazakhstan, drive demand in coastal projects, and developers have built their business models around that audience.
This guide profiles the largest builders by completed units and active project pipeline. It does not rank them by quality. Every buyer needs to verify the title status of the underlying land separately, which is covered in the legal and scam guides on Bektu.
Noyanlar Construction
Founded in 1973 in Famagusta, Noyanlar is one of the oldest family-owned developers in the TRNC. It reports more than 1,200 completed units across 17 residential developments. Its anchor projects are clustered along the Iskele coast, including Long Beach and Bogaz. The company sells aggressively to buyers in Kazakhstan and operates a sales office in Almaty.
Carrington Group
Carrington positions itself in the premium beachfront segment with projects in Esentepe and the Karpaz region. The company publishes detailed buyer guides on its own site, including a 2026 walkthrough of how foreign buyers obtain a Council of Ministers permit.
Dovec Construction
Dovec is one of the larger developers in Kyrenia and operates a vertically integrated business that includes construction, interior fit-out, and property management. Its portfolio leans toward mid-rise apartment blocks and serviced residences.
Ozyalcin Construction
Ozyalcin builds across both the Kyrenia and Famagusta districts and has a long-running residential pipeline targeting Turkish mainland buyers as well as Northern European retirees.
Kensington Construction
Kensington is a smaller but established developer focused on villa communities, primarily in the Catalkoy and Bahceli areas east of Kyrenia.
Cyprus Constructions
Cyprus Constructions has been active since the early 1980s with apartment blocks and small villa schemes in Kyrenia. Its name often appears on resales because the company is one of the older operators in the market.
Europa Homes
Europa Homes focuses on mid-market apartments aimed at British and Northern European buyers, primarily in Esentepe and Tatlisu on the northern coast.
Hexblue
Hexblue is a newer developer that has scaled quickly with off-plan apartment projects in Iskele. It is one of several builders that surfaced during the 2020 to 2024 boom.
Uzun Group
Uzun is a Turkish-mainland developer with TRNC projects, mostly in Kyrenia. Its scale and access to mainland capital make it one of the better-funded operators.
Isatis Construction
Isatis builds in Iskele and Famagusta. It is one of the developers that benefited from the off-plan investor wave from 2019 onward.
What to verify before you sign
The list above tells you who is building. It does not tell you whether the land underneath the project is safe to buy. In the TRNC, the same plot can carry several different categories of title depending on its pre-1974 owner. Buying from a large developer does not eliminate the possibility that the land was previously owned by a Greek Cypriot displaced in 1974, which is the single biggest legal risk in the market. The European Court of Justice ruled against UK buyers David and Elizabeth Orams in 2009 in a case that ordered them to demolish their Lapithos villa and pay damages to the original Greek Cypriot owner, and the judgment was enforceable against their UK assets.
Verify three things separately from the developer's sales pitch. First, the kocan (title) category of the specific parcel: Turkish title (pre-1974 Turkish-owned), Equivalent title (allocated to displaced Turkish Cypriots), TRNC-allocated title (allocated from Greek Cypriot land), or Foreign title. Second, whether the developer has received construction permits and infrastructure approvals from the local municipality. Third, the status of the Council of Ministers purchase permit for your specific transaction, which under May 2026 regulations limits foreign individuals to one residential property on a plot of up to 1,338 square meters, or up to two two-storey villas inside a large-scale housing project.
