Top Property Developers in Egypt for Foreign Buyers in 2026
Egypt's residential market is dominated by a relatively small group of large developers who control most of the land banks in New Cairo, the New Administrative Capital, the North Coast, and the Red Sea coast. In the first quarter of 2026, Egypt's top developers reported combined contracted sales of more than EGP 271 billion, with the market entering what analysts described as a correction phase after several years of rapid price growth. For a foreign buyer, the developer matters more than the brochure. The strength of the company behind an off-plan project determines whether your unit gets delivered on time, gets delivered at all, and whether the title can later be registered in your name.
The profiles below cover the most established and active developers. Names and project facts have been verified against company sources and Egyptian market reporting. This is descriptive, not a recommendation. Always run your own due diligence on the specific project and contract.
The ownership caps that apply whichever developer you pick
Law 230/1996 limits a foreign individual to two properties in Egypt, each on a plot of no more than 4,000 square meters, held for personal or family use. The cap applies regardless of developer, city, or project, so a portfolio strategy has to account for it from the first purchase. Funds must also enter Egypt in foreign currency through a state bank, and evidence of that wire is required at registration. Route the money correctly from the first installment rather than trying to reconstruct the paper trail later.
Talaat Moustafa Group (TMG)
TMG is the largest listed real estate developer in Egypt by sales and land bank. Its flagship is Madinaty, a large planned city east of Cairo, alongside Al Rehab City and the Celia development in the New Administrative Capital. In the first quarter of 2026 the group reported roughly EGP 49 billion in sales, the highest of any developer. For a foreign buyer, TMG's scale and long delivery record in Madinaty are the main reassurance. Its projects are large master plans, so check exactly which phase and delivery date your contract covers.
Emaar Misr
Emaar Misr is the Egyptian arm of the Dubai-listed Emaar group. Its communities include Uptown Cairo on the Mokattam plateau, Marassi on the North Coast (around 1,455 acres of resort housing), and Mivida in New Cairo. In late 2025 Emaar Misr announced a large Red Sea project aimed partly at Gulf and expatriate buyers. The international parentage and a strong delivery history make it one of the more familiar names for buyers coming from the Gulf or Europe.
SODIC
SODIC (Sixth of October Development and Investment Company) builds in both West Cairo (Sheikh Zayed and 6th of October) and East Cairo, plus the North Coast. Since 2021 it has been majority owned (more than 85 percent) by Abu Dhabi's Aldar and ADQ, which gives it deep capital backing. Flagship communities include Eastown and Westown. The Abu Dhabi ownership is relevant for foreign buyers because it ties the company to a large balance sheet.
Palm Hills Developments
Palm Hills is one of the oldest publicly traded developers, with a portfolio concentrated in West Cairo and a large project called Badya in 6th of October City, plus North Coast resorts. It has a long track record of delivered compounds. As with any listed developer, check its current project pipeline and the specific completion guarantees in your contract.
Mountain View
Mountain View (part of DMG) is known for design-led communities in New Cairo, the North Coast (its iCity and Mountain View brands), and Ras El Hekma area developments. In 2025 it partnered with an investment group on a large new villa scheme planned for a 2026 sales launch. Foreign buyers tend to know Mountain View for its lifestyle compounds rather than for high-rise inventory.
Ora Developers
Ora Developers was founded by businessman Naguib Sawiris. Its best-known Egyptian projects are ZED East (New Cairo) and ZED in Sheikh Zayed, mixed-use communities with the well-known ZED Park. Ora also develops internationally. Its projects skew premium, so confirm pricing, payment terms, and the delivery schedule of the specific tower or phase.
Hassan Allam Properties
Hassan Allam Properties is the real estate arm of Hassan Allam Holding, one of Egypt's largest engineering and construction groups. That construction heritage is a genuine advantage, because the same group can build what it sells. Its residential portfolio spans New Cairo, Mostakbal City, and the North Coast. For a buyer worried about construction quality and delivery, an in-house contractor is a meaningful signal.
Madinet Masr
Madinet Masr (formerly Madinet Nasr for Housing and Development, MNHD) has operated in Egyptian real estate for more than 65 years. It holds large land banks in eastern Cairo and develops communities such as Taj City and Sarai. Its longevity and central Cairo land make it a recurring name for buyers focused on the capital.
Tatweer Misr
Founded in 2014, Tatweer Misr is a younger developer that has grown quickly with projects including Bloomfields in Mostakbal City, Fouka Bay on the North Coast, and IL Monte Galala on the Red Sea (Ain Sokhna). For coastal and second-home buyers, Tatweer Misr is one of the more visible names, though its shorter history means delivery track record is still being built out phase by phase.
Orascom Development
Orascom Development built and operates El Gouna, the well-known resort town near Hurghada on the Red Sea, as well as Makadi Heights further south. El Gouna is one of the few Egyptian destinations with a deep, established foreign-owner community and a functioning resale market, which matters when you eventually want to exit.
City Edge Developments
City Edge is the developer behind several state-led projects, including Etapa in Sheikh Zayed and schemes inside New Mansoura and New Alamein. It is partially state-owned through the Ministry of Housing and the Housing and Development Bank, which makes it a different counterparty profile from the listed private developers above.
Misr Italia Properties
Misr Italia builds in 6th of October and on the North Coast, with the Il Bosco and Vinci communities as its best-known products. It sits in the upper-middle segment and leans on European-style architecture in its positioning.
What foreign buyers should check before signing
A recognizable developer reduces risk but does not remove it. Real estate agents in Egypt are not tightly regulated as a profession, so verification falls on the buyer. Before committing, confirm the developer actually owns or has a registered right to the land, that the specific project has the required building licenses, and that the reservation and contract documents name the correct legal entity. Tie payment installments to construction milestones where possible, and read the delivery-delay and penalty clauses carefully, because off-plan delays are the single most common complaint in the Egyptian market.
Two checks are specific to Egypt. The developer must hold either registered title or a verified allocation contract from the New Urban Communities Authority (NUCA) or the relevant governorate for the land under your project, and the construction permits must have been issued by NUCA or the local municipality. Developers have sold units on land not yet registered in their name and before permits were issued, and the units in the New Administrative Capital now sitting years past their original delivery dates are the visible result.
