Ecuador's new-construction market is dominated by a handful of long-established firms, most of them family companies that have built for decades through the country's move to a dollarized economy in 2000. For a foreign buyer, especially a retiree, the developer's track record matters more than the brochure. Below are real, active firms and the markets they focus on. Names and histories here come from each company's own public information and Ecuadorian business records. Treat this as a starting point for your own due diligence, not an endorsement.

Quito and the central highlands

Uribe & Schwarzkopf

Founded in 1973, Uribe & Schwarzkopf is Quito's best known residential developer, with close to 200 projects built in the capital. Since 2017 the firm has commissioned signature towers from internationally recognized architects, including Qorner (designed by Moshe Safdie Architects), Aquarela in Cumbaya (Ateliers Jean Nouvel), and EPIQ near La Carolina park (Bjarke Ingels Group). The focus is multi-family condominium living in central, walkable Quito neighborhoods. Foreign buyers are drawn to the brand recognition and resale liquidity, but should still confirm delivery dates and the exact unit specification in writing.

Naranjo Ordoñez

Constructora Naranjo Ordoñez is a long-standing Quito builder with a portfolio across both residential condominium projects and office buildings in the capital. It is a recognizable name in the mid-to-upper Quito market. As with any developer, ask to see completed, occupied buildings rather than only renderings.

Romero & Pazmino

Romero y Pazmino (Ingenieria Inmobiliaria) has operated for more than 20 years and reports having built over 2,500 homes across more than 35 projects, concentrated in the middle market in Quito. Its product is typically residential condominiums with shared amenities such as gardens, pools, and gyms. This is a useful option for buyers who want a conventional, amenity-equipped apartment rather than a design landmark.

Construecuador

Constructora e Inmobiliaria Construecuador S.A. is a Quito-based developer and builder. It is a registered Ecuadorian company with a long operating history in the capital. Foreign buyers should request its current project list and verify the legal status of any specific development at the Registro de la Propiedad before paying a deposit.

Pluriworld

Pluriworld is one of the larger residential developers in the country, with projects in Quito and the wider Pichincha province. The portfolio is mid-rise apartment buildings aimed at the domestic upper-middle market and, increasingly, at foreign retirees.

Constructora Bya

Pronobis

Founded in 1997 in Guayaquil, Pronobis is the real estate arm of the Nobis holding group. Its flagship coastal project, Karibao, sits in Engabao in Guayas province. Furoiani Obras y Proyectos

For buyers focused on the Santa Elena and Guayas coastline, its long delivery record is a meaningful reference point.

Etinar

Etinar S.A., established in 1973 and based in Guayaquil, builds residential and commercial projects and is one of the larger construction employers in the country. It functions both as a developer and as a general contractor, so confirm which role it plays in any specific project you are considering.

Inmobiliaria del Pacifico (Inmobipac)

Inmobiliaria del Pacifico Inmobipac S.A. develops residential building of all types, from single-family homes to multifamily and high-rise buildings, with a coastal and Guayaquil focus. It is a registered Ecuadorian company worth including on a shortlist for coast and Guayaquil purchases.

Cuenca and the south

Cuenca, the highland city most associated with North American retirees, has a more fragmented building scene with many smaller, local builders rather than a few national brands. Because of that, the more important question in Cuenca is usually the quality and legal cleanliness of the specific building, not the developer's national profile. Local bilingual agencies that work with expats, such as Yapatree, can help identify which small developers have delivered well. The point stands everywhere in Ecuador: verify the individual project, not just the company name.

Within Cuenca, foreign buyers concentrate in El Vergel, San Sebastian, and the Tomebamba River corridor, where the builders are typically family-led firms delivering five to twenty units per project. There is a specific reason to lean hard on independent counsel here: foreign buyers in Cuenca have, in documented cases, lost money when sellers, agents, and attorneys colluded on overpriced sales of properties carrying title defects.

The coastal market around Salinas and the Santa Elena peninsula works similarly. Outside the larger master-planned communities built by Guayaquil firms, much of the inventory comes from smaller local builders and individual projects. That is not a problem in itself, but it raises the importance of confirming the legal status of the specific building or lot, since informal and poorly titled land is more common on the coast than in established highland neighborhoods. Buyers who want the security of a national brand and shared amenities tend to gravitate toward the larger Guayaquil developers listed above; buyers who want a specific beach location often end up with a smaller builder and should compensate with extra legal diligence.

What foreign buyers should confirm with any developer

- Confirm the company is a registered Ecuadorian entity and that the specific project is legally constituted. A national brand name does not guarantee a clean title on the unit you want.

- For pre-construction (preventa) units, understand that delays are common. Get delivery dates, penalties for late delivery, and a clear specification in a written, ideally notarized, promise-to-sell (promesa de compraventa).

- Visit completed, occupied projects by the same developer. Talk to current owners about delivery timing and build quality.

- Use your own independent Ecuadorian lawyer for due diligence. Do not rely on the developer's sales team or in-house counsel.

- Check the property at the Registro de la Propiedad and pull a certificado de gravamenes before paying anything beyond a reservation.

Pull that certificado de gravamenes from the Registro de la Propiedad of the canton where the property sits, not from any other office. It costs only a few dollars and shows mortgages, liens, court-ordered prohibitions, and any other encumbrance.
Have your lawyer review the chain of title back through several prior owners. Ecuador has no title insurance, so an unregistered prior interest can surface years after you buy.
Understand what the notary is and is not. Ecuadorian notaries are quasi-judicial officers who validate documents; they do not represent either party, which is why you need your own Spanish-speaking abogado.
