If you are buying property in Colombia from abroad, the developer matters more than the project. The construction sector here is dominated by a handful of large national groups with thirty-plus year track records, but the bottom half of the market is fragmented across smaller regional firms whose delivery history is harder to verify. The same names keep appearing at the top of revenue rankings published by La Nota and Supersociedades, and those are the firms a foreign buyer should generally start with.

Here are the developers most relevant to foreign buyers in 2026, focused on Bogotá, Medellín, and the coast.

1. Grupo Marval

Headquartered in Bucaramanga, Marval reached the top of La Nota's 2024 ranking of Colombian construction companies, growing revenue 75.8 percent year over year. The group operates as Marval, Urbanizadora Marval, and Construcciones Marval, and is active across Bogotá, Medellín, Cartagena, Barranquilla, and the coffee axis. For foreign buyers, Marval's appeal is scale and a track record that goes back to the 1970s. Verify that any pre-sale contract is with the specific legal entity registered for that project and that the project license number appears on the documents.

2. Amarilo

Founded in 1993 and ranked second by La Nota in 2024, Amarilo is known for what it calls "ciudades dentro de ciudades" — large master-planned developments. Its biggest project, Reserva de la Sierra in Bogotá, has been delivered in phases over more than a decade. Amarilo is largely a Bogotá and Sabana de Bogotá developer, with selective projects in other regions. Strong financial reporting and a long delivery history make it one of the more verifiable counterparties for foreign buyers in the capital.

3. Constructora Capital

Constructora Capital operates separate Bogotá and Medellín entities and ranked third on the 2024 La Nota list. Its Medellín arm has more than 33 years of operation and employs around 417 people as of 2025, with projects across Medellín, Bello, Itagüí, La Estrella, and Rionegro. If you are looking at mid-market apartments or commercial space in the Aburrá Valley, Constructora Capital is one of the few large developers with consistent project flow you can audit through public registries.

4. Constructora Bolívar

Constructora Bolívar, part of the same group as Davivienda bank, ranked fifth on the 2024 ranking through its combined Bogotá and Cali operations. It has been building for more than 60 years and is one of the few developers that buyers can cross-reference against the banking group's published financials. Mostly mid-market and Vivienda de Interés Social, with limited foreign-buyer exposure but useful as a benchmark for institutional reliability.

5. Constructora Conconcreto

Conconcreto is a Medellín-headquartered firm with a heavy infrastructure portfolio in addition to residential and commercial real estate. Listed on the Bolsa de Valores de Colombia, which means audited financials and public regulatory filings — a level of transparency most Colombian developers do not offer. Foreign buyers should treat the listing as a meaningful baseline for due diligence.

6. Conaltura

Conaltura is a Medellín-focused residential developer that has been building in Antioquia for decades, with projects in Medellín, Envigado, Sabaneta, and Rionegro. Smaller than Marval or Capital, but consistently active. Verify project licensing through Curaduría Urbana and confirm the Patrimonio Autónomo trust structure before any pre-sale wire.

7. Constructora Las Galias

Las Galias rose to fourth in the 2024 La Nota ranking. Bogotá-focused, mid-market residential. Less international visibility than Amarilo or Marval, but a credible mainstream developer.

8. Coninsa Ramón H

Coninsa Ramón H is a long-established Antioquia firm covering both residential development and property management. Lower in the current revenue rankings but with a longer operating history than many competitors. Useful for buyers who plan to hold and rent the property and want one firm to handle both build and management.

9. El Cóndor

A Medellín group with infrastructure roots that has expanded into real estate. Active in mid and high-rise residential in Antioquia and Bogotá. Listed entity, which again means more disclosure than the private market average.

10. Continua Developments

A smaller, foreign-buyer-oriented developer focused on Medellín. Foreign-buyer-oriented does not mean foreign-buyer-protective. Smaller firms are easier to vet personally but carry concentration risk if a single project stalls. Verify project licensing, fiduciary structure, and the developer's previous deliveries before signing.

What to Verify Before You Wire Money

Whoever the developer is, the same checks apply.

Confirm the project has a valid Licencia de Construcción issued by the local Curaduría Urbana. The license number should appear on every marketing document. Pull the Certificado de Tradición y Libertad for the land from the Superintendencia de Notariado y Registro and confirm the developer or a Patrimonio Autónomo (trust) actually owns it free of liens. Most legitimate pre-sales in Colombia run payments through a Patrimonio Autónomo administered by a fiduciaria (such as Fiduciaria Bogotá, Fiducoldex, or Alianza Fiduciaria). Money sent to the developer's personal or operating account is a red flag every time.

Check the developer's Cámara de Comercio registration to confirm the entity actually exists and the signatories on your contract are the legally authorized representatives. For foreign-direct-investment treatment and any future repatriation, register the inbound transfer with the Banco de la República at the time of purchase using Formulario 4 and Declaración de Cambio.
