Top Property Developers in Thailand 2026: The 20 Names That Actually Matter
If you are buying a Thai condominium in 2026, twenty developers control roughly 80% of the foreign-accessible inventory in Bangkok, Phuket, Pattaya, and Chiang Mai. Most "top developer" lists in English are either advertising or recycled from 2019. This is the working list, ranked by 2025 delivery volume, market capitalization on the Stock Exchange of Thailand (SET), and project completion track record verified through Department of Lands records.
The ranking matters because under Section 19 of the Condominium Act B.E. 2522 (1979, as amended through 2008), foreign buyers can hold up to 49% of the total unit area in any registered condominium project as Foreign Quota (FQ). Which developer delivers that quota cleanly, on time, and with proper Chanote-equivalent strata titles is what separates the brand list above from a list of names that will bring you to court at the Land Department.
The Tier 1 Listed Developers
1. AP (Thailand) PCL is the largest developer by 2025 launch value, with 45 projects totaling 8,844 units and THB 63.7 billion in value, holding 21.3% of the Bangkok residential market share. Listed on SET as AP. Focused on Bangkok inner-city condos and detached housing in the suburban corridor.
2. Sansiri PCL (SET: SIRI) is Thailand's most internationally recognized developer. Founded 1984, more than 400 completed projects. Strong Phuket and Hua Hin presence. The Sansiri foreign-quota release process is among the cleanest in the industry, with FQ units pre-allocated at launch rather than scrambled for at delivery.
3. Pruksa Real Estate (SET: PRUKSA) is the largest by project count and is the dominant low- and mid-rise developer in Greater Bangkok. Less foreign-buyer focused than Sansiri but useful inventory in the THB 3 to 5 million bracket.
4. Land & Houses PCL (SET: LH) is the longest-running publicly listed developer, founded 1973. Strong delivery record on landed properties for Thai citizens but limited foreign-condo inventory.
5. Supalai PCL (SET: SPALI) is one of the highest-margin listed developers, with consistent profitability and a track record across all major Thai cities.
6. Ananda Development (SET: ANAN) specializes in transit-oriented Bangkok condos under the Ideo and Ashton brands. Strong Sukhumvit and Silom presence. Buyer caution warranted on the Ashton Asoke ruling from 2023, which affected some Ananda properties.
7. SC Asset Corporation (SET: SC) focuses on the upper-mid and luxury landed segment. Limited condo inventory but high build quality.
8. Noble Development (SET: NOBLE) is a smaller listed developer with a clear focus on high-spec central-Bangkok condos.
9. Major Development (SET: MJD) specializes in luxury condominiums in central Bangkok and Phuket. The Maru and Marque branding cover the high end.
10. Origin Property (SET: ORI) has grown aggressively since IPO in 2015. Park Origin and Knightsbridge branding. Cross-investments with Nomura Real Estate of Japan provide additional capital structure stability.
The Tier 2 Developers Worth Knowing
11. Pace Development (SET: PACE) built the MahaNakhon, the King Power MahaNakhon tower in Silom. Limited current pipeline but historically significant.
12. Asset World Corporation (SET: AWC) is the TCC Group's hospitality and mixed-use arm. Larger in hospitality than residential but increasingly active in mixed-use condo-hotel inventory.
13. Charn Issara Development (SET: CI) runs the Issara Group's residential pipeline. Phuket and Hua Hin focus.
14. Quality Houses (SET: QH) is one of the older listed names, primarily landed-property focused for Thai buyers.
15. Property Perfect (SET: PF) has a mid-market positioning across Bangkok and the eastern seaboard.
16. LPN Development (SET: LPN) specializes in the affordable Lumpini-branded condominiums.
17. Areeya Property (SET: A) has a smaller but well-regarded mid-market portfolio.
18. Singha Estate (SET: S) is the Boon Rawd Brewery group's property arm. Phuket and Bangkok integrated mixed-use focus.
19. Frasers Property Thailand (SET: FPT) is the Thai arm of the Singapore-listed Fraser group. Focus on industrial and high-rise residential.
20. Magnolia Quality Development (private) is the Charoen Pokphand group property arm, builder of ICONSIAM's residential towers. Not listed but among the highest-quality developers in the country.
Partnerships and the names just outside the twenty
Three of the listed developers carry Japanese capital partners that shape build standards: AP has worked with Mitsubishi Estate since 2014, Ananda with Mitsui Fudosan, and Sena Development (SET: SENA) with Hankyu Hanshin Properties. AP also runs a long-stay visa support program with Thai Longstay Management Corporation for buyers of AP condominiums priced from THB 3 million. Sansiri is targeting around THB 48 billion in 2026 presales, with a stated foreign sales goal above THB 6.4 billion.
Outside the twenty, Raimon Land (SET: RML), Asset Wise (SET: ASW), Laguna Resorts and Hotels, and Minor International (SET: MINT) matter mainly in hospitality-managed branded residences in Phuket and Koh Samui.
Foreign-Buyer Verification Steps
The brand strength of a listed Thai developer does not eliminate the need to verify three things per project:
First, the Environmental Impact Assessment (EIA) clearance, which any condominium taller than eight stories or with more than 80 units must hold under Section 46 of the Enhancement and Conservation of National Environmental Quality Act B.E. 2535 (1992). The Ashton Asoke case in 2023 showed how an EIA defect can void approvals years after construction.
Second, the foreign-quota registration with the Land Department under Section 19 quinque of the Condominium Act. The developer should be able to produce a foreign-quota allocation document showing which units are reserved for foreign buyers and that the project has not exceeded 49% total area.
Third, the construction permit (Bai Anuyat Korsang) and the building completion certificate (Bai Anuyat Chai Akarn). Both are issued by the local district office and should be checked against the project records before paying any deposit.
Fourth, the money trail. To register foreign freehold, the purchase price generally must be remitted into Thailand from abroad in foreign currency and converted to baht by the receiving bank, which issues a Foreign Exchange Transaction (FET) form. The Land Office can refuse to register the transfer if you pay from a domestic baht account, so the remittance route has to be set correctly from the first payment. Budget for the transfer fee of roughly 2% of appraised value, commonly split between buyer and developer under the contract, plus specific business tax or stamp duty at registration. Ask for the project's Foreign Quota Calculation Certificate (FQC) by name. Every project registered with the Department of Lands has one, showing the maximum foreign-eligible saleable area.

Where to Be More Careful
The smaller private developers in Phuket and Pattaya operate outside the SET disclosure framework. Many are legitimate, but the absence of mandatory quarterly reporting means buyers carry more verification burden. The cleanest pattern is to work with a developer that has at least three completed projects with delivered titles, where you can physically visit two of them and inspect the strata title certificates.
Land, leases and nominee structures
For anything other than a condominium, the constraint is harder. Section 86 of the Land Code Act B.E. 2497 (1954) reserves land ownership for Thai nationals, which is why villa buyers register a lease over the plot while owning the structure separately. Thirty years is the maximum enforceable residential lease term under the Civil and Commercial Code. Renewals advertised out to 60 or 90 years rest on the contract and on the lessor's successors honouring it, not on statute.
Nominee shareholder arrangements in Thai limited companies, still marketed as a route to freehold villas, are criminalized under the Foreign Business Act B.E. 2542 (1999), and the Ministry of Commerce has prosecuted them. Confirm the title grade as well: a Chanote (Nor Sor 4 Jor) carries boundaries surveyed by the Department of Lands, while Nor Sor 3 Gor and Sor Khor 1 do not, which matters most on projects outside central Bangkok.
