Riverside Garden Marina and City Realty: What Bangkok's Registers Show Was Actually Built

Riverside Garden Marina did deliver. The 36-storey riverside condominium and serviced apartment scheme it registered with Thai regulators in 2003 was built on Soi Charoen Krung 70 in Bang Kho Laem and now operates as Chatrium Hotel and Residence Riverside. Anyone searching the name today finds almost nothing, because the project was completed and rebranded, and the company behind it is a project entity inside a much larger group rather than a consumer-facing developer.

That is the short answer. The longer one explains why the name is hard to trace and what the Thai public record actually holds.

The company behind the name

Riverside Garden Marina Company Limited (บริษัท ริเวอร์ไซด์ การ์เด้น มารีน่า จำกัด) carries Thai juristic person registration number 0105532020051 and was incorporated on 6 March 1989, with registered capital of one billion baht. Its registered address is 28 Charoen Krung Road, Wat Phraya Krai, Bang Kho Laem, Bangkok. It is classified under TSIC code 55101, covering hotels, resorts and condominium units, and its status is active.

Its parent is City Realty Company Limited, registration number 0105530048993, incorporated on 25 September 1987 with registered capital of 14.81 billion baht, registered at Asia Sermkij Tower, 49 Silom Soi 3, Bangrak. Both are private limited companies, not public companies, which is why neither appears on the Stock Exchange of Thailand.

One practical warning before going further. The Department of Business Development runs the authoritative registry at datawarehouse.dbd.go.th, and the figures above come from a third-party mirror of DBD open data rather than from DBD directly. If you are relying on registration details for a transaction, pull the certified extract yourself. A second caution: the domain riversidegarden.com does not belong to this project or to City Realty. It resolves to an unrelated florist business in Kansas. The group's own site is cityrealty.co.th.

What the regulator record shows

Thailand requires an environmental impact assessment for residential buildings above a set threshold, and the Office of Natural Resources and Environmental Policy and Planning publishes the approvals. Two records exist under this company as project owner.

Report 1957 covers a 36-storey residential condominium at Soi Charoen Krung 70, approved under letter ทส 1009/4332 dated 5 September 2003, with Asdecon Corporation as the environmental consultant. Report 3145 covers a change to the building's details and use, approved under letter ทส 1009/9500 dated 24 October 2007, with Consultant of Technology as the consultant. Both carry an approval letter number and an approval date, and neither carries a cancelled project status.

That is a clean sequence: approval, construction, a formal change of use partway through, and no revocation. The change-of-use approval in 2007 is consistent with the building being repositioned toward the hotel and serviced residence operation it runs today.

City Realty itself holds a third record worth knowing about. Report 2312, a condominium on Wireless Road approved under letter ทส 1009/9641 on 15 September 2004, carries the project status "cancelled or terminated". That is a documented cancellation rather than any kind of sanction, and the site was later restarted under a different structure.

The delivery record

The scheme was marketed in 2006 as a grade A condominium, serviced apartment and apartment complex on the Chao Phraya, in towers of 36 storeys, at a stated project value of six billion baht. City Realty's own project list records Chatrium Hotel and Residence Riverside as three 36-storey towers completed in 2007. Property listing data for Chatrium Residence Riverside gives 260 units across 36 floors and dates completion to December 2006, attributing development to the same company. The two sources disagree by a few months on handover, which is common where phased towers complete at different times.

The same company is also credited as developer of i-biza RCA, three buildings of 16 floors totalling 897 units, and appears in listings tied to Chatrium Condominium.

The wider group record is long. City Realty's own site lists Emporium Suites by Chatrium completed in 2000, Chatrium Residence Sathon in 1998, Bangkok Garden in 1998, i-biza Residence in 2013, Emporium Tower in 2000, Sathorn City Tower in 1994, Asia Centre Building in 2008, Shrewsbury International School Bangkok Riverside opened in 2003, and Asia Industrial Estate Suvarnabhumi completed in 2017. Bangkok City Tower was completed in 1999 and sold in 2001.

Ownership and current activity

City Realty is majority owned by the Sophonpanich family, reported by REm Magazine in May 2025 and by Krungthep Turakij in April 2025, and described by Mingtiandi as controlled by the family behind Bangkok Bank and Bangkok Insurance. Chali Sophonpanich is named as president of City Realty on the company's own site, and was named in 2006 as managing director of Riverside Garden Marina when it signed a supply contract for the riverside project. The board listed on City Realty's site includes Deja Tulananda, Chali Sophonpanich, Suchada Leeswadtrakul, Savitri Ramyarupa, Sathorn Chanruangvanich, Siriporn Sophonpanich, Chanond Sophonpanich, Ched Ramyarupa, Theraphat Owlarn and Supassara Leeswadtrakul.

A current full director list for Riverside Garden Marina itself was not obtainable from any open source for this piece, which is worth stating plainly rather than glossing over.

The group's live project is on Wireless Road, through City Dynamic Company Limited, in which Swire Properties took a 40 per cent interest in February 2023 for 2.4 billion baht, buying from HKR International rather than from City Realty. Two environmental approvals for that scheme, letters กท 1104/402 and กท 1104/401, were issued on 21 February 2025, both recorded as approved and under construction. RITTA is the main contractor, SEAFCO the piling and diaphragm wall contractor, and Foster and Partners the architect.

What was not found

No court case, consumer protection action, environmental impact dispute or stop-work order naming either company surfaced in any Thai or English source checked for this piece. That is an absence of located records, not a clearance. Thai judgments and Office of the Consumer Protection Board complaints are not searchable by company name from outside the country, and the DBD and SET portals both blocked automated access. Anyone doing real diligence should commission a Thai lawyer to run those searches directly.

The practical read

An entity with a thin online presence is not automatically a warning sign. Riverside Garden Marina Company Limited is a 1989-registered project company inside a group with a documented delivery record going back to the early 1990s, a completed building, environmental approvals with letter numbers you can look up, and a named parent. The company's near-invisibility online reflects the ordinary Thai practice of holding each project in its own juristic person, then marketing the finished asset under a hotel brand instead.

The verification lesson generalises. When a developer name returns almost nothing, check the registration number, the environmental approval file and the completed building before drawing conclusions from the silence.
