New Real Estate Development Growth by Country — May 2026
New Real Estate Development Growth by Country — May 2026
This week's ranking tracks how fast new residential development is being added across fifteen markets, drawing on the most recent figures available from national statistics offices, central banks, and major property research firms. Growth in new supply, construction permits, completions, and housing starts tells investors where developer capital is flowing, where pipelines are tightening, and where structural demand is being met (or not). Foreign investors researching cross-border opportunities use these signals to size up market timing and developer activity before committing to a location. The numbers below reflect the latest reported period for each country, and we have noted the specific metric used wherever new-construction data was unavailable.

Analysis
Among the Bektu markets, Vietnam is the clear standout. New supply across the country reached roughly 38,000 units in Q1 2026, two and a half times the same period a year earlier, with CBRE projecting up to 50,000 new homes in the southern market alone for the full year. The rebound follows a multi-year correction and is being driven by infrastructure expansion, the implementation of revised land and housing laws, and a return of developer confidence. Albania also continues to punch above its weight, with residential prices climbing roughly 18% year over year and new-build properties now accounting for an estimated 30 to 40% of all listings, concentrated in Tirana and along the coast. Nigeria's residential construction segment is forecast to expand at a 7.4% compound annual rate, with Lagos State alone targeting more than 14,000 new homes before the end of 2026. Kenya and Indonesia are growing more modestly but steadily, anchored by urban migration and government affordability programs. Japan's Fukuoka, the only Japan-region market on the list, recorded a 9.0% jump in residential land values, the strongest of any major Japanese city for the 13th consecutive year.
Singapore is the second largest mover by percentage, but the figure reflects a planned policy intervention rather than organic developer activity. The 1H 2026 Government Land Sales confirmed list delivers 4,575 private residential units, roughly 50% above the 10-year average, as the URA pushes additional supply into the pipeline to stabilize prices. The Philippines' 18.5% jump in residential building permit value over the first three quarters of 2025 reflects a national social housing push, though monthly construction counts in early 2026 have moderated. Australia's 8.0% quarter-on-quarter rise in total dwellings commenced is encouraging on paper but still well short of the 240,000 homes per year required to meet the federal government's 1.2 million target.
