Kenya is one of the more accessible African property markets for foreign buyers because the legal framework permits non-citizens to hold leasehold title for up to 99 years. Article 65 of the Constitution of Kenya 2010 prohibits non-citizens from owning land on a freehold basis. The Land Control Act Cap 302 governs the controlled transactions. The Land Registration Act 2012 modernized the title registry. The Sectional Properties Act 2020 created the framework for sectional title (apartments and condominiums), which is the cleanest legal structure for most foreign buyers in Nairobi.

The Nairobi market has consolidated meaningfully since 2018. The HassConsult Property Index, published quarterly, has been the longest-running price series for the Nairobi residential market, and the index movement since 2022 has flagged where institutional capital is going: gated estates in Karen, Runda, and Lavington for upper-mid family housing, and Westlands and Kilimani for high-density apartments.

Here are the Nairobi developers that foreign and diaspora buyers should actually take seriously in 2026.

The institutional developers

Centum Real Estate, the property development arm of Centum Investment Company Limited, is the largest institutional developer in Kenya. Centum Investment is listed on the Nairobi Securities Exchange under CENTUM, which gives the parent audited financials under International Financial Reporting Standards. Centum Real Estate's flagship is Two Rivers Development in Nairobi's Ruaka, billed as the largest mixed-use development in East Africa with 102 acres of master-planned residential, retail, hotel, and office space. The Two Rivers Mall opened in 2017 as the anchor retail asset. Centum also operates Vipingo Ridge on the Kenyan coast and Pearl Marina in Uganda.

For foreign buyers, Centum's appeal is institutional disclosure. The parent's NSE listing means the financials, project pipelines, and major contracts are visible quarterly.

HassConsult is the longest-established real estate consultancy and developer in Nairobi, founded in 1992. HassConsult publishes the HassConsult Property Index quarterly, which is the de facto benchmark for Nairobi residential pricing. As a developer, HassConsult has delivered Enaki Town, a mixed-use development off Kiambu Road, and 14 Riverside, a Grade A office complex in Westlands. HassConsult's reputation for clean title transfer and meticulous property management is the reason it remains a default choice for institutional and high-net-worth foreign buyers.

Acorn Holdings has built its position through purpose-built student accommodation under the Qwetu and Qejani brands, with more than 8,000 student beds across Nairobi by 2025. Acorn issued East Africa's first green bond on the Nairobi Securities Exchange in 2019 and listed on the London Stock Exchange International Securities Market. For foreign buyers interested in income-yielding rental product, Acorn's student housing assets have the most predictable cash flow profile in the Nairobi market.

The premium residential developers

Cytonn Real Estate, the property arm of Cytonn Investments, has delivered The Alma in Ruaka, Amara Ridge in Karen, and The Ridge in Ruaka. Cytonn targets the high-end residential segment with master-planned communities. The parent group has faced regulatory and structuring issues in the past, so foreign buyers should conduct fresh due diligence on the specific project entity rather than rely on parent-level reputation.

Mi Vida Homes is a joint venture between Actis (the emerging markets private equity firm) and Shapoorji Pallonji Real Estate of India. Mi Vida operates in the upper-mid segment with developments in Nairobi's Riverside and Garden City areas. The Actis institutional backing gives Mi Vida one of the more disciplined construction and disclosure practices in the Nairobi market.

Tatu City, developed by Rendeavour, is a 5,000-acre special economic zone and integrated city on the northern outskirts of Nairobi, near Ruiru. Tatu City operates under the SEZ Act 2015, which gives investors specific tax and regulatory benefits. The development includes residential, industrial, commercial, and education components, with international schools and a Cosmos hospital already operational.

Karibu Homes, an affordable housing specialist, operates in Athi River and other satellite locations along Mombasa Road.

What foreign and diaspora buyers should verify

Title verification under the Land Registration Act 2012 requires confirming the title at the appropriate Land Registry. For Nairobi, that is the Ardhi House registry or the Nairobi Block registries. The title bundle for a sectional unit comprises the Certificate of Title (or Certificate of Lease for leasehold), the Sectional Plan registered under the Sectional Properties Act 2020, and the Sale Agreement.

The National Construction Authority (NCA) registers contractors and developers under the NCA Act 2011. Foreign buyers should request the NCA registration number for the project's contractor and verify it on the NCA portal.

The Capital Markets Authority approves project bond issuances, including the green bonds that Acorn and others have issued. For developers raising capital through the CMA-approved instruments, the disclosure standard is materially higher than for unregulated developers.

The Kenya Revenue Authority issues the Personal Identification Number (PIN) that is required for any property transaction. Foreign buyers must obtain a non-resident PIN before close. Capital gains tax on resale is 15% of the net gain under the Income Tax Act, payable on transfer. Stamp duty is 4% in urban areas (including Nairobi) and 2% in rural areas.

Westlands, Kilimani, and Parklands remain the established high-density apartment markets in Nairobi. New development is concentrated along Waiyaki Way, Argwings Kodhek Road, and Lower Kabete Road. The Nairobi Expressway, operational since 2022, has materially changed commute economics from Westlands to the central business district.

Karen, Lavington, and Runda are the established low-density premium markets for family homes. Most plots in these areas hold freehold or 99-year leasehold title with clean Certificates of Lease.

Ruaka, Ruiru, Athi River, and Syokimau are the satellite growth corridors. Tatu City anchors the Ruiru axis. Two Rivers anchors the Ruaka axis. Pricing in these corridors is materially lower than in central Nairobi, with the trade-off being commute time and infrastructure pace.

The Nairobi Metropolitan Services area and the recently expanded city boundary mean that several developments now marketed as "Nairobi" sit administratively in Kiambu or Machakos County. The land registration regime differs across counties, and foreign buyers should confirm which registry holds the relevant title.

The honest take

The Nairobi market has matured into a credible institutional environment for foreign buyers, particularly through sectional title apartments in established Westlands and Kilimani product, master-planned developments at Two Rivers and Tatu City, and student housing through Acorn. The title registry under the Land Registration Act 2012 is reliable, the sectional title framework under the 2020 Act is functional, and the listed developers operate at standards that compare favorably with regional peers. The diligence cost is principally legal review on the title bundle and verification of the specific developer's track record on the specific project.
