Nairobi's property market is in a holding pattern, but it's a productive one. Developers are focused on finishing what they've started rather than breaking new ground, absorption is ticking up as new supply stays tight, and the luxury segment is making a notable push into wellness and sustainability. The mood is cautious but not pessimistic: sale prices are still climbing year-on-year, and a handful of headline-grabbing launches signal that confidence hasn't dried up entirely.

1. New Project Launches

Silva Gigiri officially unveiled on UN Crescent

The biggest launch of the past week was Silva Gigiri, a KSh 2 billion luxury residential development on United Nations Crescent in Gigiri. Health Cabinet Secretary Aden Duale presided over the unveiling on March 27. The project, developed by Season Global founder Mohamed Bishar, features 185 units (studios through three-bedrooms, plus three penthouses), with 83 units currently on sale. What sets it apart: the development is positioning itself as "hospitality-led" residential, with EV charging stations, bike-friendly infrastructure, and a strong wellness angle. It's clearly targeting the growing expatriate and UN staff population in Gigiri.

Diplomat Residences targets Gigiri-bound professionals

Also worth noting: Wonder Properties' Diplomat Residences on Peponi Road in Westlands continues to gain traction. The project offers 1- and 2-bedroom apartments starting from KSh 5 million, with completion expected in December 2027. It's positioned just a 10-minute drive from UN headquarters, and the developer is banking on rental yields in the 7 to 9 percent range. Managed by a hospitality group, it includes a rooftop infinity pool, spa, and concierge services.

Kenya Homes Expo coming April 16 to 19

The 39th Kenya Homes Expo is set for April 16 to 19 at KICC, with 71 exhibitors confirmed. It remains East and Central Africa's largest property showcase and a good temperature check on buyer sentiment heading into Q2. Expect developers, financiers, and international participants showcasing everything from housing tech to mortgage products.

2. Foreign Buyer Policies

No major regulatory changes this week

There have been no new amendments to Kenya's foreign ownership laws in the past seven days. The fundamentals remain unchanged: foreigners can own property under leasehold only (up to 99 years), and they receive the remaining unexpired term of any existing lease, not a fresh 99-year lease. The earlier court ruling striking down the requirement for Cabinet Secretary approval on beachfront and border-adjacent land purchases remains in effect, which is positive for coastal investors.

One thing to watch: the KRA is expected to enforce stricter iTax compliance for property-related transactions in 2026. Foreign investors should make sure they're set up for digital filing of rental income tax, capital gains tax, and stamp duty.

The shilling stood at roughly 130.13 to the US dollar as of April 2, weakening about 0.75% over the past month. Not a dramatic move, but worth monitoring if you're pricing investments in dollars.

3. Market Trends and Pricing

Sale prices up, rentals softening at the top end

Sale prices across Nairobi are up 8.2% year-on-year, led by detached homes and suburban land. That's a healthy clip, though it largely reflects gains through Q3 2025. On the rental side, high-end areas like Gigiri, Karen, and Muthaiga are seeing some softening, attributed to oversupply and shifting expatriate presence.

The wider picture: Knight Frank has described 2026 as "a year of absorption and completion." The total value of approved building plans in Nairobi fell 9.2% in 2025 to KSh 201.3 billion (down from KSh 221.6 billion in 2024), which means the pipeline of new supply is shrinking. That constraint should support prices, but the approach of the 2027 general election is creating a "wait-and-see" stance among some investors.

ALP Industrial REIT makes history

While not residential, the listing of ALP Industrial REIT on the Nairobi Securities Exchange on March 11 is significant context. It's East Africa's first industrial REIT and the first USD-denominated listing on the Kenyan bourse. The offer was 115% oversubscribed, raising $34.55 million, with the UK government anchoring $24 million. The REIT's assets include warehouse parks at Tatu City and Tilisi, both fast-growing nodes on Nairobi's northern periphery.

4. Infrastructure and Development News

Tatu City continues to build momentum

Tatu City remains the satellite development to watch. Now home to over 100 businesses and roughly 5,000 residents (with about 15,000 people employed by on-site firms), it's one of the few Kenyan "new city" projects that's actually delivering. The next phase will add EV charging stations and solar microgrids. Its position directly connected to Nairobi's labour pool, airport, and road network gives it a structural advantage over more distant projects like Konza Technopolis, which still has no residents seventeen years after its 2008 announcement.

Les Jardins wins international award

A quieter but noteworthy signal: Les Jardins, a boutique development of nine residences in New Kitisuru, won Best International Residential Development 2025-2026 at the International Property Awards in London, beating over 2,000 entries globally. The project was designed by ULO Architecture (operating between London and Nairobi) and features coral stone, timber, and terracotta finishes. It's a small project, but the recognition puts Nairobi on the global luxury map in a way that matters for international buyer perception.

5. Notable Developer Activity

Cytonn properties headed to auction

The State has listed six Cytonn Investments-linked properties in Nairobi and Kiambu counties for auction, aiming to recover KSh 11 billion owed to more than 3,000 investors. Key assets on the block include The Ridge in Ridgeways (around 800 units on nearly 10 acres) and Taraji Heights (267 units). The bidding deadline is April 30, 2026. Cytonn has pushed back, saying the disposal is not final and will be challenged in court. For the wider market, this is a cautionary tale about high-yield real estate investment vehicles, but it could also mean significant inventory hitting the market at discounted prices.

Mohamed Bishar's Season Global, the developer behind Silva Gigiri, is a new name worth tracking. The KSh 2 billion project is ambitious for a younger developer, and the wellness-focused positioning feels fresh in a market still heavy on conventional luxury finishes. Whether they can execute at scale remains to be seen, but the Gigiri location and expatriate-focused strategy give the project strong tailwinds.
