The Giverny Residences is a six-unit freehold condominium at 6 Robin Drive in Singapore's District 10, developed by Lian Huat Group with architecture by A D Lab. With an expected Temporary Occupation Permit in March 2027 and pricing from approximately S$5.5 million for the entry units to S$10.7 million for the sky villas, it is one of the rarest products in the Singapore residential market: a freehold boutique block of single-residence-per-floor units in the Core Central Region.

This is the 2026 review of The Giverny Residences, the structural reasons it commands the pricing it does, and the foreign buyer mechanics for prospective UHNW purchasers.

The development

The Giverny Residences sits at 6 Robin Drive in District 10, within the Tanglin, Holland, and Bukit Timah planning subzone. The site is a freehold parcel acquired by Lian Huat Group, who appointed A D Lab as the principal architect. Construction is in progress with TOP scheduled for March 2027.

The structure is a single five-storey block containing only six homes. Each of the six is a full-floor residence with private balconies and sky gardens. Six sky villas are reported as the larger sky-format units, with one residence per floor on the lower levels.

Indicative pricing has been published in the S$5,497,000 to S$10,679,000 range, depending on unit and floor. That equates to approximately S$3,500 to S$4,500 per square foot on the standard residences and into the S$5,000 range for the sky villas.

The amenity package is modest by Singapore standards, consistent with a six-unit boutique block: a gym, swimming pool, children's play area, and pool deck. The development is not trying to compete on the scale of common-area amenities. It is competing on rarity, freehold tenure, and floor exclusivity.

Why freehold matters here

The Giverny Residences' freehold tenure is the central design choice. The Singapore residential market is dominated by 99-year leasehold developments. The Urban Redevelopment Authority's Government Land Sales programme is almost exclusively leasehold. Freehold sites of any meaningful scale in District 10 come to market rarely, and when they do they trade at material premiums.

For a UHNW buyer the freehold structure changes the underwriting in three ways. The asset is not subject to leasehold decay, which means the value trajectory follows the District 10 land market rather than a depreciating tenure. The asset is more easily structured into family trusts and dynastic holding vehicles, since the title does not expire. And the asset is more directly comparable to landed property in the same district, expanding the buyer pool to include downsizers from Good Class Bungalows.

That last point matters. The standard Singapore freehold condominium competes against leasehold competitors at lower prices. A Robin Drive freehold competes for downsize capital coming out of GCB territory, where the alternatives are extremely limited.

The location

The Giverny Residences address at Robin Drive sits adjacent to the Stevens MRT Interchange, which provides access to both the Downtown Line and the Thomson-East Coast Line. That dual-line access is rare and is one of the strongest connectivity profiles in the Core Central Region.

The walking-distance amenities include the Singapore Botanic Gardens, the Orchard Road shopping belt, and a cluster of international and local schools that anchor much of District 10's family buyer demand. The Marina Bay financial district is approximately a 15-minute drive.

District 10 is one of three Core Central Region districts. The pricing premium for District 10 over the broader URA market is well-established and has held through multiple property cycles, supported by the school-zone advantage and the proximity to both Orchard and the Botanic Gardens UNESCO site.

The developer: Lian Huat Group

Lian Huat Group is a privately held Singapore property developer with a portfolio that spans residential, commercial, and hospitality assets across Singapore and Malaysia. The group's profile is closer to the family-controlled developer model than the listed REIT model. For The Giverny Residences, the developer has paired with A D Lab, a Singapore architectural practice with a track record on boutique residential and hospitality projects.

The architect-developer pairing on a six-unit block matters more than on a 400-unit project. With so few residences, design execution carries disproportionate weight in resale value. A D Lab's biophilic design language at The Giverny Residences, with the private sky gardens integrated into each residence, is the central design statement.

Foreign buyer mechanics

A foreign buyer at The Giverny Residences faces the same ABSD wall that applies to all Singapore residential purchases by foreigners. The current ABSD rate for foreigners is 60 percent of the purchase price on top of standard Buyer's Stamp Duty. On a S$5.5 million purchase, ABSD alone is S$3.3 million. On a S$10.7 million sky villa, ABSD is approximately S$6.4 million.

The Free Trade Agreement exception applies: nationals of the United States, Switzerland, Liechtenstein, Norway, and Iceland are treated as Singapore Citizens for ABSD purposes and pay zero ABSD on their first residential property. That treatment dramatically changes the math at The Giverny Residences and is the single most important structuring question for any foreign buyer considering the project.

The Residential Property Act restricts foreign ownership of landed property in Singapore but does not restrict foreign ownership of condominium units in approved condominium developments. The Giverny Residences, as a condominium development, is open to foreign buyers subject to ABSD.

The structural risks

The first is the timing. The Giverny Residences is scheduled for TOP in March 2027. The actual delivery date is the most important variable for buyers who plan to occupy or rent on completion. Singapore TOP dates are generally well-honoured but not guaranteed.

The second is the comparable thinness. With only six units in the development, there will be very few internal comparable transactions over the first decade of the project's life. Pricing for future resales will be benchmarked against other District 10 freehold transactions in a fairly small comparable set.

The third is the cyclical exposure. UHNW residential demand in Singapore is correlated with broader Asian wealth flows, regional regulatory environments, and the relative attractiveness of competing UHNW jurisdictions like Hong Kong, Dubai, and London. The price floor on a Robin Drive freehold is solid; the price ceiling moves with regional UHNW liquidity.

How to verify a Giverny transaction

The Urban Redevelopment Authority's master plan confirms the site zoning and any redevelopment constraints. The Singapore Land Authority's INLIS confirms title and registered interests. The Building and Construction Authority's BCA portal records the construction approval and progress. The Inland Revenue Authority of Singapore's stamp duty calculator gives the exact ABSD payable for the buyer's specific national status.

The honest position

For an FTA-eligible foreign buyer, the project is meaningfully more accessible than the headline pricing suggests. For a non-FTA foreigner, the ABSD wall is the dominant variable, and the case has to be made on capital preservation and dynastic ownership rather than yield.
