Market Snapshot
Fukuoka’s property market is riding a wave of momentum heading into spring 2026. Land prices nationally just notched their fifth consecutive year of gains, and Fukuoka remains one of the standout regional cities - offering yields north of 4.7% while central condos continue to sell at or above asking price. The big story this quarter: a record-breaking billion-yen apartment sale, new FEFTA reporting rules kicking in on April 1, and Mayor Takashima calling 2026 a "key year" as Tenjin Big Bang projects race toward completion.
1. New Project Launches
-MJR Akasaka Gate Tower- JR Kyushu’s flagship luxury development in Chuo-ku has grabbed headlines after a unit sold for ¥1 billion, the highest price recorded for a new condominium apartment in Fukuoka since 2000. The 23-storey tower houses 161 units and features direct walking access to Akasaka Station on the Airport Line. The record unit spans roughly 325 sqm in a 3LDK layout. Even before general sales opened, 93 units had been snapped up by priority buyers. The next sales phase is expected mid-March 2026 for remaining inventory. -Grande Maison Fukuoka The Central Luxe- Sekisui House completed this 18-storey base-isolation condominium near Yakuin Station (Nishitetsu Tenjin Omuta Line) in June 2025. 2. Foreign Buyer Policies
This is a big one - several regulatory changes take effect on1 April 2026:
-FEFTA reporting expands to all purchases.Until now, foreign buyers purchasing a home for personal use were exempt from filing. That exemption is being scrapped. Starting in April, every real estate acquisition by a non-resident must be reported via Form 22 to the Ministry of Finance (through the Bank of Japan) within 20 days. The government found that the "residential" exemption was being used as a loophole, and this closes it. (Source)
-Nationality disclosure at registration.All property buyers - Japanese and foreign alike - will need to disclose their nationality when registering ownership at the Legal Affairs Bureau. this information will *not* appear in public registries; it’s held internally by the government for statistical and monitoring purposes. -Corporate transparency rules.Foreign corporations purchasing large-scale land must now report the nationality of their representative and, if a majority of executives or shareholders share the same nationality, disclose that too. (Source)
-No ownership ban on the table.Despite the LDP - Nippon Ishin coalition flagging potential legislation to "strengthen regulations on land acquisition by foreigners," no specific bill has been tabled as of late March 2026. The changes so far are about transparency and reporting, not restriction. Japan remains one of the most open markets in Asia-Pacific for foreign property ownership - no visa required, no approval process, no foreign buyer surcharge. (Source)

3. Market Trends & Pricing
-National land prices up for the fifth straight year.The 2026 Official Land Price Survey (koji chika), released on 17 March, showed nationwide land prices rose 2.8% across all uses. Residential land was up 2.1% and commercial land climbed 4.3%. The three major metro areas (Tokyo, Osaka, Nagoya) led at +4.6% overall. (Source)
-Fukuoka’s regional growth moderating but still positive.Among the four major regional cities (Sapporo, Sendai, Hiroshima, Fukuoka), the pace of land price growth slowed slightly compared to the year before. That said, Fukuoka still delivers some of the strongest rental yields in the country at around 4.7 - 5.0%, compared to roughly 3.5% in Tokyo and Osaka. (Source)
-Central condos moving quickly.Well-priced residential properties in central Fukuoka typically stay on the market for 45 - 75 days, with desirable condos near Tenjin or Hakata moving fastest. Around 30 - 40% of prime-location properties are selling above asking price. New condos near Tenjin now regularly exceed ¥60 million. (Source)
-Price-to-income ratio still reasonable vs. Tokyo.Fukuoka’s central condo price-to-income ratio sits at roughly 8 - 10x annual household income, compared to 13x+ in Tokyo. Analysts expect 2 - 5% price growth over the next 12 months, moderating from the ~9% land price jump seen in 2025 as higher Bank of Japan interest rates (currently 0.75%) begin to cool things slightly. -Mayor Takashima calls 2026 a key year for Tenjin Big Bang.At his first press conference of the year, the Fukuoka mayor noted the initiative - which has been reshaping central Tenjin since 2015 with around 50 buildings slated for reconstruction - is reaching a major milestone.
