August Crossing, a luxury developer operating in Lagos's Eko Atlantic City, has attracted attention from diaspora and international investors drawn to its high-end positioning. This guide examines what is publicly verifiable about the company and what prospective buyers should independently confirm before committing funds.

Company Background and Structure

August Crossing operates under the legal name August Crossing FZE, a Free Zone Entity registered within Eko Atlantic City's free zone. The company's official website (augustxing.com) describes it as a luxury residential developer focused on Nigeria's coastal metropolis. Its stated mission centers on delivering high-end homes at competitive price points relative to other luxury developers.

The "FZE" designation is significant. Free Zone Entities in Nigeria are not registered through the Corporate Affairs Commission (CAC) in the standard way. Instead, they are licensed and regulated by the Nigeria Export Processing Zones Authority (NEPZA) and the relevant Zone Management Company. This means a standard CAC company search at icrp.cac.gov.ng will not return results for August Crossing FZE. Buyers should not interpret the absence of a CAC listing as a red flag, but they should request the company's NEPZA registration certificate and operating license directly.

He also serves as Chief Marketing and Strategy Officer at Ikeja Electric and is a Fellow of both the Institute of Chartered Accountants of Nigeria and the Chartered Institute of Marketers Nigeria.

The presence of a publicly prominent figure like Obi-Chukwu lends a degree of reputational accountability. However, a director's public profile does not substitute for independent verification of the company's legal standing, project approvals, and financial health.

Known Projects

August Crossing lists two residential developments, both located within Eko Atlantic City, Lagos.

Le Reve is described as a 16-floor luxury tower with 54 units, including 190 sqm and 244 sqm maisonettes. The company's website references it as a completed or near-completed project, though independent construction progress verification was not available at the time of this review.

El Sogno is marketed as a new off-plan development across two wings. Wing A offers 1, 2, and 3-bedroom apartments on floors 5 through 20. Wing B features 3 and 4-bedroom maisonettes and penthouses up to 540 sqm. The total site area is listed at 3,719 sqm. This project is currently in the selling phase, which means buyers would be purchasing before completion, carrying the inherent risks of off-plan transactions in Nigeria.

Both projects are located within Eko Atlantic City, the large-scale reclamation and development project on the shoreline of Victoria Island. Eko Atlantic is a designated free zone, which has implications for land title structure, taxation, and resale.

Buyer Reviews and Public Complaints

A search of Nairaland, Reddit, Trustpilot, and general web sources returned no buyer reviews or complaints specifically about August Crossing. This is neither a positive nor a negative signal on its own. The company appears to operate in a niche luxury segment with a small number of high-value units, which typically generates less online discussion than mass-market developers.

The absence of complaints does not mean problems do not exist. It means there is no publicly available track record from which to assess buyer satisfaction, delivery timelines, or after-sales service. Prospective buyers should request references from existing unit owners and, where possible, arrange site visits to verify construction quality and project status firsthand.

What to Verify Before Buying

Governor's Consent: Any subsequent transfer of interest in land covered by a C of O requires the Governor's Consent under Section 22 of the Land Use Act 1978. Without this, a sale or assignment may be legally void. Buyers should confirm that the developer can facilitate Governor's Consent for secondary transactions.

Survey Plan: A registered survey plan from a licensed surveyor confirms the exact boundaries and dimensions of the property. Buyers should obtain this and verify it against records at the Lagos State Surveyor General's office.

Building Permits and Approvals: Confirm that the development has valid building plan approval from the Lagos State Physical Planning Permit Authority (LASPPPA) or the relevant free zone authority. For Eko Atlantic projects, approvals may come through the Eko Atlantic zone management rather than standard state channels.

NEPZA Registration and Operating License: Since August Crossing operates as an FZE, request their current NEPZA registration certificate and operating license. Verify these documents directly with NEPZA.

Escrow or Payment Protection: For off-plan purchases like El Sogno, ask whether payments are held in escrow or paid directly to the developer. The Nigerian real estate sector lacks a standardized escrow framework, so this varies by developer.

Deed of Assignment: Ensure a properly executed Deed of Assignment will be provided upon completion of payment, and that the developer's solicitors are identifiable and reachable.
